hi,i am ready to do an assignment on a sfh i found.its an fsbo i found online.listed as sfh 3 bed unfinished basement.looked at assesor.it was assesed as a two bedroom.finished third bedroom in the basement.assesors est.132,000.what will this new third bedroom do for the value.my offer was 65.her counter was 120.my counter 85.her 115.i belive we will settle around 100.the house is 30 years old hew heating,roof,1 acre land.the lady is moving from me.to mesa az.and wants me to find her a home to buy there.can you please educate me on the next steps and how to make this work for me while taking care of her,thanks,billy

TAV in our area runs 60-80%.sound plausible.home is somewhat isolated so im having a tough time researching any sales in the area.maybe i dont have the right tool to find this

Ok. Your title company or realtor should help you out with comps. Zillow and other sites can give a basic figure, but I wouldn't trust those.
I found some comps in the are that range from 127,000-132,000.now i need a buyer and a seller in mesa in my price range.If you have the time can anyone explain my next step.still a little unsure how to find the buyer.i know some one here can put together the mesa deal for her.If you have something to sell in mesa az.help me locate a buyer here and i will give you my seller with cash in hand.

i have a very motivated buyer that keeps wanting info from me more and more. i am being very polite and answering all her questions the best i can so far. how do i get her to pay for my services as i go along. she wants me to go do a home inspection with her which is o k but im starting to have a lot of time invested in this. i need some kind of contract or something in writting telling her what she can expect for my efforts. i know she is going to buy a piece of property just as soon as she finds one to her liking. shes wanting to relocate to a new area. thanx for any info. lynn1
