I got this property under contract in Dallas, Texas & if anyone can bring me a buyer, I'm willing to pay you 1k in finders fee. Check out the details below...

Asking Price: 24,500
Repairs: 12 - 15k
ARV: 67K
Built: 1950

We are in SE FL. Today I talked to an investor from Houston (he called from one of our C/L ads.) Unfortunately he thought we were further south and is not interested in purchasing properties in our area, for now. So I don't have his criteria or know much about his investing in Houston or if he is interested in Dallas too. Will give him a call and let you know if he is interested.

With numbers like that: 59% of arv AFTER repairs that deal should be gone! I thought Dallas was one of the hottest markets is the US. Have you tried Craigs list for Dallas, Fort Worth area? Any other site you can think of down there like ebay, the local newspapers online classifieds? Contact local REI clubs and put it out to their members?

Man, if that deal was in Colorado, I would have about 10 cash buyers in line! Don't have any buyers in Texas.

I just got it under contract 2 days ago and I have 2 investors coming on saturday for a showing. I only have 5 buyers on my list so far and 1 of them is coming for the showing. I've advertise both on CL and ebay classifieds and also sent out emails to 2 REI clubs in Dallas that I found online and to a bunch of "We buy houses" ads. I've gotten quite a few bites so far but most of them wants a deeper discount on the price. The upside to this is, I've now added 8 more buyers to my list...good stuff.

And why won't you allow the finder to share half your fee or is that 50% of what you're getting???

I could offer 50% for someone bringing me a buyer but I thought that 1k - 1500 was reasonable enough for a finders fee...

Also, could you please enlighten me on how someone could scoop it up from under me even though I have it under contract? I thought that once you have it under contract, there's no going around you. Thanks

Last week friday I brought one of my buyers to a property that a colleaugue has listed but is not on the MLS. We spoke with the buyer, exchanged attorney info and everything would move forward.

That weekend my buyer calls me to tell me 5 other people he knows say they have a contract on the property they are trying to sell. WTF???

I spoke w the listing agent who told me she had let other investors look at it, word got around and everyone is trying to sell the contract. None of their contracts had any standing and when we closed wednesday night, that just proved it.

Not sure what provisions your contract has and if its directly with listing agent or direct owner, more power to you.

As far as the finders fee goes, if someone is responsible for you closing a deal its only ethically right you share whatever fee you're getting. This isn't a college internship of a bus card and lunch; pay them for the end result they provided you.
