Net positive cash flow $641.00 per month

the house will need some roof repair, but we have thrown a concession in for 2k,which with my last call to the seller, they will repair the roof

Congratulation on your first deal! Yes, long distance relationship do work if you work hard at it, lol. Good job and now go out there and close on many more deals! My motto is "Faith without Work is Dead", and from the look of it, you took actions by driving upstate and looked at the property, made offer, and now you're about to be homeower at 18 years old. I am curious. I know you mentioned something about owner finance with this deal. Can you explain a little more in detail about how that financing works? When you say you will get your $12k back, I'm assuming you meant you will make it back in profit/equity? I am thoroughly impressed you got a deal done at 18! Well done my friend! I really like the idea of teaming up with another DG family member! Were you able to qualify for financing at your age?.. or was it Jan that was able to bring that resource to the table?

We didn't need the financing because the seller will carry the mortgage back for us, but it was already there if needed. I always go into a battle with plenty of ammo...Jan
