We also had our 3rd Closing

Seeing the previous blog about closing on a 3rd property prompted me to tell our success. We just closed on our 3rd house. We got Deans book in October and listened to Matt's call and got busy. We got the first in Dec. and had it rented in Jan. Got the second in Feb. and renovated it and it is rented with tennants moving in this weekend. The 3rd needs minimal work and hope it rents soon. All houses were bought at about 30% FMV, hoping to do a rent-to own on this last one (maybe the second). Does anyone have ideas about marketing it that way instead of just putting a sign in the yard?

It's been nice to see and read all the posts. I've learned a lot.

Craigs List...

Craigs List is a great (no money) way to market. There are several little phrases that help:
- Rent to Own
- Looking to Buy, but Cannot Bank Qualify
- Poor Credit Holding back your Homeownership Dreams

Also, placing fliers in Grocery Stores, Post Offices, etc are great - these are where everyday people go. This is also a great opportunity to start building a Lease Option Buyer Data Base.

Finally, Bandit Signs (3 bed, 2 bath, No Bank Qualifying) w/ # or email or web page.

When someone replies/calls get their information, what they are looking for and keep that. Now you have criteria for seeking out your next deal!

Thanks for your comments. And yes, it is getting easier. Would like to break into the whole assignment or double closing thing to do to make some money to invest in more rentals but I guess fear of the unknown is holding us back.

But don't they eventually need "ok" credit to actually purchase the home in 1-2 years?


Hey Julie

Yes, to do a Lease Option closing they will probably have to have improved credit. The key to that is working with a mortgage broker that can help you and them improve their credit. Also, running their rental checks through an escrow company will help improve their credit showing they've been paying every month and on time.

As for Assignments and Double Closes - this usually works best when wholesaling to another investor that wants to buy and hold or fix and flip. Start building relationships with other investors and see if they are looking for another property and what their criteria is.

Magnetize Flyer

There are cheap magnetize flyer that you could display it in your car so you can take it anywhere you go with you. This is a very effective advertisement, of course don't forget to put your telephone number.

Congratulations on your third closing. It must be a very exciting time for you. There are a lot of great sugestions above about the rent to own options and advertising. The best form is always word of mouth. once you do one successful rent to own option for someone they will probably tell family and friends. This may lead to a nice list of future potential buyers to work with. Be sure to have plenty of business cards and leave them with everyone. Also you can leave the cards at local stores, bulletin boards, etc. You may want to try large area businesses that are relocating folks to your area. The HR department may glady take your information to help new employees getting settled to the area. Also, visit the local chamber of commerce and they may even have a way to help you get the word out for places to rent or rent to own. Many new residents visit a chamber of commerce or a local area Welcome Center to learn about the new area they just relocated to. Good luck! Believe and Achieve Smiling
