OfflineHey DG family, I just put together my 7th wholesale deal. This was a property that I was wholesaling last year and couldn't find a buyer who wanted it due to all the work it needed. This lead came from a bandit sign as well. The property is a 3 family in need of a full gut rehab and I got it under contract for $7,000. 3 weeks ago I called one of my buyers who I wholesaled a similar property to in the same area last month and asked if he would be interested in a property I had for him in the same area he bought a house from me last month. He took a look at the property yesterday and said he wants it. I wholesaled the property to him for $9,000. He says he wants me to find him 3-4 more properties. This is a repeated buyer and this is a property I thought was a dead lead due to me not able to find a buyer last year. The buyer also put a $2,000 non refundable deposit down. I also got about 4 hours of my time into this deal. On to the next!!

Wholesaled for $9,000
My fee of $2,000

thats $500 an hr that is cool! love it. I just got a prop under contract & my buyer who i did a deal lst mo with is looking at it n says he likes it, well see. told him to give me whatever he wants 1k-2k or more since it is a tight deal.

i've heard for a long time the money is in the follow up...... way to go !!!!!!
Its true Walt, my last 2 deals have been properties that I tried to wholesale before but couldn't find buyers that wanted to so I gave up. I decided to follow up with the sellers and put the properties under contract again to give it another try and succeeded.

I agree with follow up, Ive had to let deals go but now Im going to go back and see about trying to L/O them and see if I can make a deal again with them.
