Ok DG Fam, I usually tell you guys how my deal went just to give some of the newbies inspiration and motivation. Well, I just got my Wholesale deal under contract today and a non refundable deposit from a buyer. This is 3 family property that needed a full rehab, I got under contract last year in September 2014 from a seller I met at a tax auction in my city. Yes I said I met the seller at my cities tax auction. The seller went to the tax auction to find a buyer to buy the property from him. We exchange numbers that day and I gave him a call the following day to look at the property. I went to look at it and made him an offer of $11,000, he said yes. So I got the property under contract with $1.00 earnest money and started to market the property on Craigslist and put out bandit signs as well. I got about 30 calls and did about 6 showing on the property, nobody wanted it. I kept marketing it for about 2 months and didn't find a buyer so I gave up on the property. Last week I decide to call the seller to see if he still wanted to sell and he said yes, this time I told him he has to bring the price down if he wants me to buy it from him, I got him down to $8,700. I started to market the property again on Craigslist for $12,500 and got a buyer, he came down 4 days ago to look at the property, he said he wants it. I sent over the contracts to his attorney and just received a signed assignment contract with a $2,500 non refundable deposit.

Lesson for the day, don't throw away your old leads and be persistent when wholesaling a property. You may get 20 No's but soon a later you will get that 1 YES.
