I am currently looking to try to assign a house in Omaha, NE. It is in an older, lower income part of the city. It is a 4/2 2-story, 1742 sq. ft. brick SFR. The intreaging part is the the owner also owns a vacant lot rignt next to the property. This brings his property to 100'x150'. I had my realtor pull information for the property, $90k. The assessed value of the vacant lot is $12,500. Below is the items that need fixed.
The roof has some shingles that need replaced.
The privacy fence is missing for a about 12'.
It needs interior paint all around and around the exterior window panes.
The kitchen has to be completly redone. The gas range is butted against the wall and creating a burn mark on the wall.
Patio awning needs to be replaced.
New exterior doors.
New garage door.
Some concrete/brick work around the front steps and in the driveway.
Replace glass in window on enclosed porch.
The owner does not currently have a mortgage and is looking to relocate to California in a couple of weeks. I am trying to get this under contract for no more than $53.3K with an initial offer of $45.3K. He is currently asking for $140K.
Is this a good deal for me to try negotiating?
Yes this initially does look like a good deal to try negotiating. Make sure you complete your due diligence and put a number on the repair costs.
