Just had my first offer accepted! Small house that needs work in a cool little area of Blooming Grove, NY. Got a great deal on it. Time to start marketing to my buyers list, kinda nervous, wish me luck!

The big Congrats will come in a few days when one of your buyers decides to take on the property. Keep working hard and KEEP BUILDING THE BUYER'S LIST. You will come to fully appreciate a great buyer's list as you do more deals.

Getting into the thick of it

Well there is no turning back. You are feeling the excitement now of putting deals together. Now once you get your buyers to commit to purchase the property, they start handing you money. Well it doesn't get any better than that.

I remember my first Assignment of Contract deal. and well that was the sweetest and easiest money I've made in real estate. You will see the same thing as well.

Great job on your find. sometimes that is the most difficult thing.

Nice job, you are taking the shot

In real estate i have a saying, you miss 100% of the shots you don't take.

Right now with your offer you are taking a shot. If you don't make the basket on your first try that's ok, you will get better and better as you practice and eventually you will be making shots all the time.

But great job for taking the shot, you will never make one if you don't try.

Thought it fell through

Hi everyone,
Thanks for the encouraging comments, I need them (nervous). The sellers agent asked for my attorneys information about the time of my original post. Then I didn't hear anything, I had my attorney follow up just the other day and they just sent the contract over. I guess they just kind of dropped the ball on that one. I am going to look it over with him on Monday, add any protection clauses I may need, and get moving forward with this.
As for what I did to find this deal, I used the 25:1. The same as Dean and Matt talk about on Deans "livecast", the one that cut out for a few minutes in the middle. The property has a FMV of about 50,000. They wanted 40,000. So I offered 24,000 which is multiplying by .6, they countered for 28,000. I then countered theirs for 26,000, and they accepted. I'm eager to get this first deal under my belt, I just found out I may have another offer accepted. I can't believe I waited so long to do this!

Great success

I wish all of deans students and DG'rs would read your post. because it is really getting over the fear of just making the offers. That is a huge hurdle for most people, and just like your response, I wish I would have done this earlier. Well I hope this is a lesson for all to see.

What ever it takes, how ever much time you spend, just forget about your worries and start making offers. You will be pleasantly surprised with the results.

Update

My deals fell through, both of them. I had a kind of childish reaction that i'm not very proud of. I didn't quit but just started spinning my wheels not doing anything productive. Until I finally analyzed what happened, one the owner changed his mind and decided to keep it. The other just wasn't as good a deal as I originally thought. I tried too hard to "make it work". But the reason i'm posting this update is that instead of following up on what worked. Two accepted offers in less than a week (still pretty cool),I focused on what went wrong and didn't want to play anymore! I still had a "fear failure" mentality, i didn't die, no one even stopped to tell me how stupid I was to try. In fact no one cared at all, except my agent, who said she was glad I was done wallowing (she's great)! My point is that I thought I had become very positive and proactive but in the end I still had the same limiting beliefs that have been holding me back for years. Now thanks to people like Dean and some others I noticed (eventually) and I can change. I'm back to putting out offers and will keep everyone updated. Thanks for all the support!

You recognized what is going on, and are still working despite the letdown and fear of failure, etc. Thank you for the update and the struggles of what we must go through and move through to get to where we are going. Accepted or not, you're still doing it!

Now you have experience, and you know it works - those 2 things are priceless! Now you know for next time: As soon as they accept your offer, have them sign the contract, right there on the spot. You almost hit gold with that property, all you have to do now is rinse and repeat. At this rate, you should have a good deal LOCKED UP before you know it!

I almost forgot! Keep those properties and sellers in a "tickle file" for you to contact or keep track of down the road. Just because they backed out on you today, doesn't mean they won't be back in a week/month or two.
