OfflineI purchased a great property in Florida for 20k. I closed on it at the beginning of January. I got it fixed up and on the market on January 27. I spent 5k on the assignment fee and put 6,500 into for rehab. I got a full price offer of 68,500 on January 28th and it went under contract today. I should net between 25k to 30k. Ohhh I love real estate. Just do it!

How do you go about getting your deals? I was always told to deal with the homeowners, is this true?
Leroy.....There's all kinds of ways to get deals, realtors, for sale by owners, probates estates, auctions, REO's banks, just to name a few, Marketing what are you doing for marketing, bandit signs, direct mail, word of mouth, business cards, networking with RE investors in your area, flyers, knocking on doors just to name a few, take action get results, close deals take money to the bank, repeat, go luck out there, the deals are every where, the key is taking action..John H.

This is great stuff! People always ask us if real estate flipping works at a time like this. If you have the best product out there at that price, it works! CONGRATS! Where in Florida was this? We have family in Port St Lucie and Orlando that might be getting into this with us but down there, not here in Charlotte, NC area.
