We moved in and now, RIGHT NOW, I'm reading Dean's "30 Days to Real Estate Cash". I mean business and am asking you to hold me accountable to visiting and posting on the site daily. This post is a fulfilment of my first homework assignment to read and post on a daily basis and I know that I'll need to learn as much as possible as fast as possible regarding buyer and seller availability. THANK YOU ALL for being here for me and I hope that I can help you all in the future. Now back to "30 Days..."!

Don't worry about being UA. What matters is that you are here and actively taking that first step. Dean's book "30 Days to Real Estate Cash" is a great book! You will enjoy reading it, more importantly applying the techniques provided. As you get started and have questions don't hesitate to ask through this forum. We have wonderful people that post here and offer support.

welcome back and listen hard and well to Karen, who is smarter than the average bear!
Best good news for you is, being in Georgia, there are just tons and tons of cheap properties that you can pick up for a song, rehab and either hold or put tenants in place and flip to investors, who love already income producing properties.
Of the left side of Dean's site are the top users, so pick a few and start to read their journals and how they got to where they are. There's more than one way to skin a cat, so that should open up your eyes to lots of possibilities!

Transitioning to civilian life after 23 years in the Corps wasn't the easiest thing that I had to do. It actually has been one of the hardest. I thought that I'd never find the kind of camaraderie that I had in the Corps BUT...the DG family comes pretty close. You guys are GREAT at making sure that EVERYONE knows that they're a part of a big, cuddly, loving, caring family ready to push you forward no matter what. Fragrant candles and cookies in the oven...it's good to come home to family! ALMOST DONE WITH THE BOOK AND MOST OF THE HOMEWORK DONE! Cash shoould be in hand within 30 days! Pray for me!

One of the things I have noticed that stands out is the willingness and commitment of DG members to their fellow investor to succeed. I will not say that is exactly like the Esprit De Corps (it will never have some of the things that bond Marines in a unit)but it is certainly an excellent community where I have not seen any Blue Falcons.

I won't hold you being in the Marines against you lol.
Being in Georgia, be VERY....VERY.....VERY careful. Georgia is the home of the real estate scammers.
Just wondering if you used your VA loan and just want to let you know you can use it every single time you've paid the loan off.
As an example if the house you just bought, you used your VA loan with, you refi it out, for your next home, you can use the program again, refi again, then again and again and again and so on.
