I think it was Joe on his recent interview with Dean mentioned finding probate property by looking for anything being sold from an estate on craigs list and sending an email to the advertiser asking if they also have property for sale.
I did as suggested and went to craigs list to follow the strategy.
I found that nearly every ad I read had a notice at the bottom saying 'it's NOT ok to contact this poster with services or other commercial interests' - so does anyone have tips for finding the ads that say it is ok

I think that means maybe trying to sell them a service. I may be wrong. I would still reply and ask them. Its not hurting anyone and who knows you might be doing them a favor and making money at the same time

Hi Anne,
In my heading I put
'I saw your estate sale on Craigslist. Do you have any real estate?'
and then I have my main message inside. I get a lot of responses of no, there isn't any, but I've had a few with land and one with a realtor starting an interest list on the property. So, its a good method. But, I send out about 100 a week, but it only takes ONCE to get a deal. Keep on doing it, way to take action!
I use this technique and it works well.
In answer to you problem, When you e-mail the advertiser you are inquiring into the estate sale they are having not other commercial interests.
example: would it be OK for you to e-mail this person holding an estate sale and ask if there are any kitchen appliances included?
All you are really doing is saving time of going to the sale and wasting your time when the home may be left to a relitive.
However I have sent atleast 10 e-mails a week average since that call you reffered to and I do indeed get about 10-25% replys back. Granted some are telling me the house is already sold etc.
I would not let anything hold you back.
