I have Buyer with $10k and 650 credit! Pass off to RE Agent??

Just a questions as to how to work with this person who has 2 months to move. I should probably have them see my mortgage person first to see what is afforable?
They gross $6300 a month!!
Should I pass them off to RE Agent for fee?
Or keep and try to find home, I guess a FSBO right?
after I know what is afforable..

Pre approve first

Ask your mortgage person to Pre Approve your client as to how much mortgage/house they can afford. Your Mortgage Guy will determine the DTI- Debt to Income ratio. Pre approval letter can be generated in less than 10 minutes. Agents always ask for a Pre appoval letter from the buyer before they make an offer. Hope this helps. LA

As mentioned previously, re agents can not pay a John Doe a referral fee unless John Doe is a licensed RE broker/agent.

I would suggest you find a mortgage broker and get to work. You should be able to locate a house for that person in a short period of time. If not, PM me and I'll get ER DONE and split the profits with you.

JUST GET ER DONE. Don't Be Scared!!!!!

OK,
Mortgage broker says they are good to go for a $200k home.
So, is it better to chase FSBO's or go thru an agent...I'm new...would I try and lock in a price with Seller and then mark it up for my assignment cut?
Is the assigment route the proper method?
Not a lease option?

Do you find homes for Buyers stricly on Craigslist or Backpage, or I Sold My House .com....sorry fo the questions but I'll learn!
Which documents are needed? In what order...I think I know but I'm checking...

Do this one and I'll understand...

FSBO's or go thru an agent- It's up to you. Please consider that an agent cannot give any commission unless you're a license agent like them.
