OfflineI have found a new way to be one of the first to find houses that are going to become vacant. Houses are easy to find...it is just the good quality buyers that are hard to locate. LOL!

Anyway...subscribe to your local www.freecycle.org
This is the Yahoo community where people give away and ask for items you or they no longer want. The idea of Freecycle is to give personal items to people who need them (for free) in order to keep it out of the local landfills. Recycling!
Anyway...I have started closely watching people who are constantly giving stuff away. Then I will privately email them and say something like......."do you still have the lamp or items you were trying to give away? I notice you have been sharing a lot of your items lately...are you moving? The reason I ask is I am currently looking to buy houses all over central Arkansas and thought you might have or know of houses for sale in your area. I also sell homes at wholesale prices."
This will usually strike up a conversation like "yeah I am moving and would like to sell or I am moving and looking for a good deal on a house etc...or they may simply be cleaning out their house and have no need at all to buy or sell. I notice a lot of them will say they don't need to sell or buy but they do have a friend who is getting ready to buy or sell.
Just don't make it obvious that you are soliciting for buyers and sellers or the owner of the Freecycle will kick you off the site. LOL! Always include a message and show interest about items they are giving away.
Another thing...when you go to subscribe to the Freecycle (which is a Yahoo group) the owner will ask you WHY you want to be a part of this community.
You tell them you want to help keep the landfills clean by giving your items to people who need them. IF you say you are there simply to get items people no longer want they will refuse your application. LOL!
The subscription/application is totally free and is a great resource to find people wanting to sell and or buy houses.

I have 2 appointments to go and look at houses these people on Freecycle have for sale. The good thing is I am the first to be able to look cause I found them at the point where they are clearing out stuff getting ready to advertise the houses for sale.

I actually have a few buyers lined up from posting on one of the sister sites, where your actually allowed to post little ads and what not. Just not as "sneaky" heh heh but same result.

Thats what I call really thinking outside the box. Cause the things people cant or maybe dont want to sell before they throw it away they will give it away. If they are giving away alot of stuff they maybe moving. Thats a smart strategy.

Thanks for the tip. I actually was reading one of Dean's books and he talked about getting rid of clutter. I had to put things in the landfill. Most times I can find someone that needs things, but this sounds like a quicker way.
Also, I am going to check out the way you use it for sellers.

Sorry for such a delay to your post but my state is Pennsylvania and you know the freecycle groups and such, well usually they will have another site were you can "sell" or advertise lightly on. PACafe I believe, I know they have a yahoo group you can do a search for it.
They probably have something like that for every state, just do a search for your city/county.
