I just signed up on Twitter,and I can not belive the feedback I've gotten on there.

I just put"looking to assign my deals today"

Just in one day,I found 5 buyers that are looking to buy.

You know what that means right? On the buyers list they go!

Make sure you subscribe to this feed so you can get the updates sent to you via email.

(1) The first thing to do is choose a name. If your primary purpose on Twitter is Real Estate, then I recommend creating a name that suggests it. Choose something like, "REIKING" or "GRAZIOSISTUDENT" or come right out and say it........"LOOKINGFORBUYERS."

(2) The second thing to do is find friends. Start by doing a people search for keywords that have anything to do with Real Estate or Investors. For instance, I just typed in "real estate" and the first person that popped up was a Real Estate Networking Community. Click on Follow. Once you are following them, click on their name....which will be a hyperlink. This will take you to their homepage. On the right hand side of their page, there will be another link titled "followers." Take a look at all of their followers and start following everyone on the first five pages. This should give you 100 people. I only recommend doing this once or twice a day because Twitter might close your account if you do this too aggressively.

(3) If the people you clicked on to follow want to follow you back, they will either auto-respond to you, or manually accept you. (I will explain how to auto-respond in later lessons). During this time, other people may be trying to follow you. To see these people, go to your homepage and click on "followers." The people who you are following will have a green check mark by their name. If there are people who chose to follow you without your invitation, there will be the word "follow" in place of the green check mark. Go ahead and click on "follow" so that you return the favor to those who seeked you out. Do this daily!

(4) You can follow someone, but if they don't follow you back, they will not see your Tweets. Like I mentioned before, if you are on Twitter primarily to find R.E. Investors, then you only want to follow people who can see your postings.....right? Therefore, if you request to follow someone, but they haven't followed you back within 48 hours, unfollow them. To do this, go to your homepage and click on "following." The people who you are following that chose to follow you back will have a link to direct message them. If that link is not there, they are not following you back. Again, this means that this person will not see your postings, so get rid of them! Just click "remove." Do this every couple of days.

(5) You need to manage your account like this when you are trying to get a massive following because Twitter will shut you down if you have a "lop-sided" following-to-followers ratio. Keep your following list within a 10% difference from your followers list. It's very easy to get a massive following list, but it takes time to build up your followers list. Take your time! With good management, a realistic goal is to have 5,000-7,500 followers after your first month.

(6) Tweet 10-12 times per day. Make 5-6 Tweets about interesting or humorous topics. For instance, Tweet about what is going on in the Real Estate Industry. Or, Tweet about what is being talked about on Dean's Blog. You want to Tweet like this 5-6 times a day to keep your followers interested in you! You don't want to be self-promoting 100% of the time.....it turns people off! The other 5-6 Tweets can be about your main goal....which is to create a buyers list, or something like that. With these 5-6 Tweets, let your followers know that you are an investor and you are looking for buyers. Or, you are an investor looking for home buyers in distress.

(1) Twitter is a social media network. Treat it as such. Network first; push your business second!

(2) Twitter should be used as support for your website or blog. You will have thousands of people looking at your profile without you even knowing it. It would be nice if they could leave their name and number on your website or subscribe to your blog.

(3) "Spice up" your Twitter page with a free background from twitterimage.com.

(4) Be sure to manage your settings. For example, after a while, you probably won't want to receive an email for every person that follows you!

(5) Add an image to your profile. You can use anything, but don't use the standard images provided by Twitter. None of the professionals use these!

(6) Be sure to check and reply to (if you want to) direct messages. These are found on your home page under "@username" and "Direct Messages." If anyone adds you to #FF or RT or comments on your post, be sure to reply back and thank them. Delete old and unwanted Direct Messages.

(7) Tools to help you manage your Twitter Account:

(b) Tweet Later lets you auto respond
(c) Twitter Widgets can be added to your website or blog
