OfflineWhy spend all of your time marketing when you can get a team together? Interns can help you with social media campaigns, land lords & auctions, REIC meetings, online research, open houses, ghost ads, bandit signs, *manage other interns, and *talk to other buyers and sellers.
Here is a way to start this tactic:
1. Google job description for real estate agents.
2. Google email addresses for career services offices at universities and colleges in your area.
3. Email script. “Hello________, I am a real estate investor looking to hire some of your top students. I have attached the following job description. Please send me no more than 10 resumes from you top marketing, sales and financing students. This will initially be an unpaid position, but it will lead to a paid position. The intern and work anywhere/anytime, and will have weekly conference calls with me and my staff. Please let me know if you have any questions.”

The way you can pay the interns helping you is to give them $1000 on deals that you close, that they find (bird dog). Of course they get experience as well.
I hope this will help you find more buyers and sellers.
I post ads on Craigslist looking for Interns and I have gotten at least 100 email replies with resumes. My ad simply says
Real Estate Investor is looking for a qualified intern to join my real state power team.This intern should be prepared to work in a fast-paced team environment, and will finish the internship having gained broad experience in various aspects of real estate investing. Also for every deal I close on with assistance from my Intern, he/she would be paid a fee.
Responsibilities
■Assist in the distribution or delivery of marketing materials
■Assist with fulfillment of marketing offers
■Perform analysis of marketing and sales data
■Provide support to social media efforts
■Run ads on classified ads on the internet
■Answer and return phone calls from sellers
Requirements
■ Must have Car,Cell phone,GPS or familiar with the city of Waterbury.
■Must have access to a computer and know how to e-mail.
■This person should have excellent verbal and written communication skills, with extensive knowledge of Web and social media
■Would need to be available 8 hours out the week.
