I've gotten my cash buyers list and have a question--Do I send a letter to the cash buyer if the owner's address and the location of the actual property are one and the same? Or should they be different? Say the owner lives in San Antonio but the property is in College Station, TX? Because if the cash owner is actually living at the house he bought, it may just mean that he bought that property with cash and may not be interested in buying more property--correct?

Yes.More then likely that person bought the house with cash and isnt an Investor. But it wouldnt hurt anything to send it. You never know who that person knows.But your right most Investors have a separate address .

What's the fastest most effective way to start creating a buyers list today!!!
One of the best and fastest way is to call FOR RENT Signs and ADS . If the Landlord doesnt want to sell the house, then MAYBE they want more houses for their portfolio , so just by calling them you know what they like (example 3br 2 ba )also you know the area.But always good to verify all of that. So you let them know your an Investor and you find great deals, and when you find the next one, if you could call or e-mail them the property.
Another way is get a Realtor to e-mail you a list of all the cash transactions in whatever zip code or codes you would like. Most of those will be other Investors.So you just mail them a letter, telling them that you find great wholesale deals and could bring more to them.

got foreclosure auctions-the bidders there ARE cash buyers and pay too much - so get their info and criteria for properties,then go find them what they want and get paid

if you want to start building your list within 24-48 hours utilize the internet and the resources that are accessible there.
Go to:
1. www.craigslist.com: search for ads that investors post - "We buy houses", "Cash for houses", "I buy houses"
2. www.google.com: click on "maps" and do the same search there but add your city and state - "We buy houses" + Portland OR, "Cash for houses" + Dallas TX, "I buy houses" + Kansas City MO. Several leads will come up on the left hand side.
These are a few ideas to help you get quick results while you're waiting for the next investment club meeting. Investment clubs are one of my favorite ways to connect with investors.

When I had my realtor send me the cash solds within the last 90 days,I found out when I tried to locate the invester on the assessors web site the properties had not been recorded yet.I called the assessors office & they told me it could take up to a year to recored them,so I went back to my realtor & asked for cash solds 1 year ago & that turned out realy great I located 30 investers.the next thing I did was was cross refferance their name on the assessors sight & that told me how many homes they have purchased & that will tell you how many they buy a month or year.Next I will send out letters to all on my list.

Bandit signs work really well for us. We put them out Friday night, and got calls first thing Saturday morning. In less than 24 hrs, we have a handful of buyers/investors lined up.

I know I have software that gets me cash buyers, but up in your part of the country like CT , RI , etc, those are non-disclosure states and my software want even tell me who bought a house for cash in these areas.
Saying that , the agent can go in and see if someone bought a house for cash and give you that information.Being that it may be a state of non-disclosure he may not be able to tell you. I am not quite sure about it, may want to contact a Real Estate Attorney.

I had a thought today,find out where there is going to be a real estate auction 3-4 days befor the auction day. Put out bandit signs on all the roads leading to the property,ya know there is only one person who will win that bid if 25 other investers show up theres a good chance they will call on the signs.

I am in the market in Nashville, TN. I have been building a list and making offers. As I move there i will wholesale and live in 1 of the houses. I have a list going right now but no deals going. the 25 is a little slow. I live in NYC so i have not put out any Bandit signs. that happens in 2 weeks! Wish me luck.
I was just rereading some of you guys post,and I can't believe I miss Matt B post on putting bandit signs up in the same area 3-4 days before the auction takes places.I just had my business cards made so I'll not only put up the signs,but I plan to attend the auction as well!My homework assignment I've given myself for the rest of this week is to.Located the auction put up my bandit signs,attend a few auctions myself network a little and handout as mini of my business cards as possible.Now this might sound kind of crazy but,what's the best color bandit signs to use to get the attention of a potential buyer?
