Lincoln, Nebraska- is it a bubble?

Lincoln, Nebraska looks like a great market. Local agents say they're "in a bubble", quite protected, unlike the Las Vegas Market I'm in. Is anyone already investing (or interested) in Lincoln or Omaha? If so, please share. I'd like to to do a deal there now.

College town

Both cities are and if you're looking to hold, this might be a good idea.

Look up the owners and if you come across 'For Rent' ask if they're interested in selling. You'll be shocked at how many owners would be quick to say yes.

Also contact the athletic and/or housing departments to register and ask their policies on housing athletes, who get a stipend and normally pay on time. You can always contact thier coaches if not.

Lincoln Nebraska- looking for a partner

Thank you. I came up with some 60 possible 3X2's, went through a host of criteria and got it down to about 30 properties that seem like good candidates. We tour tomorrow and I'd love to hear if someone would like to partner on a deal. I have renters set-up for the next 4 years.

I think you are on to something. Using creative financing techniques, you should be able to convert about 1/3 of them to your portfolio. Before doing that though, check into Elix's suggestions above.
