Just finished talking to a fellow Wholesaler and realized a great tip that I gave him on finding leads, buyers, etc.
He was going to get a haircut and something I did some time ago was give out my business card to all of the Barbers in the shop. It got me one lead.
Everybody needs a haircut.

I'm finally buckeling down and getting my business started and I posted my Ad on Craiglist here in Atlanta and was shocked to find so many similar ads on the same site. What do you do than, because my ad hasn't generated any calls whatsoever.

Try different wordings. One of the best ads that I posted was from Carol Stinson. I changed it a little, but this is my ad.

Introducing the Craigslist Ad Sandwich
Since Josh Schoenly decided to cover this exact topic in a recent video that we submitted, I am going to keep the text portion of this part short and sweet. Here is a basic Craigslist real estate marketing outline that you can refer to while viewing this video to get the real nuts and bolts of everything that is involved with this process:
Gripping Headline: What makes your listing or offer unique? Focus on features, benefits, and pain points that will grasp your audience’s attention. This has to be compelling to get people to first click on your ad.
Image/Banner Ad: Once a person opens your ad, the very first thing that should draw their attention is an image or banner ad with a very strong call to action. The offer should be something that will speak to your audience and cause them to click over to your opt in page.
Property Info With Link: This portion of the Craigslist real estate marketing ad should be very short and to the point. The property information can be followed by an HTML link that directs to a property specific landing page with lead capture for future follow up.
Final Call to Action: You can finish off your sandwich with an image or text link call to action. Create a twist on your top offer leading to the same landing page, or perhaps target buyers on your first image ad and sellers for the bottom portion.

to everyone who has posted to this thread so far and any reading this in the future. i agree with all the advice given so far. leads are all around you. seriously, there are many ways to get leads, here are just a few that i have done over my 9 yrs in the business....
1. hand out 20 business cards per day to 20 different people each day for 7 weeks straight. that means you will have talk to 1,000 souls.....there is a great chance you are going to good leads from your efforts.
2. become part of associations, in something you enjoy doing.....
3. attend as many functions in your community as you can...example: fund raising events, political events, farmers markets, block parties, etc......
4. join a real estate investing club.
5. get magnetic signs to stick on your car to advertise you are an investor.
the basic idea of leads are for you to talk to as many people as you can. be creative and have fun coming up with different ways to reach people.
In order to get calls you must make your ad stand out from the others.If you put a ghost ad up saying you have a house 50% below appraised value i guarantee you will get calls
