Humbly I ask for advice

Ty. Use what you have learned in/from the academy. You have a coach, right? Take those deep breaths and look a what you have even ever so little. Make that list Dean tells us to do that IS positive. Keep an eye on your short sale but work off that list of "I can dos" even if you feel uncomfortable about it. Use that coach for guidance. Pull the boot straps up and start a couple things. Get your mind flowing forward. Start another short sale if you like them and before you know it things come together.
I have not done one but I know it is a sea saw struggle, kind of, and they take a lot of time.

I don't remember where I heard this one, but someone said that for every time somebody says "I can't do it", they will think of how many ways they can do it ~ it's basically mind over mattter. (I know it's easier said than done, but you can do it.) WHY haven't they accepted the offer? You need to just keep going, no matter what. Keep calling FSBO's, run craigslist ads, get into foreclosures, etc. It will all come together eventually. Make it a goal to finish with the academy, strong. It's that leap of faith that will get you through just about anything, if you let it.

And, go get a google voice number, or 2. I have at least 6, and they're free. At least you can put short 24 hour msgs. on there, and people will still call you and you can call them back with the one number you have. All you need is 1 for a buyer hotline, one for a seller hotline, and maybe one for a tenant buyer line (If you're wanting to do L/O's). (Google only assigns 1 free number per google email address, though.)

They are both right, focus on what you know and the rest will follow. It's important to get yourself set up as a business so people will know you're serious but that will come. It sounds like you're already getting started with a short sale so just keep going. Don't be afraid to ask your coach questions that's why we did the academy. If i have questions on certain things i just start going through the threads on this site and believe me i usually find the answers I'm looking for. I'm very much like you in the starting stages of my business but I just keep putting the offers out there and sooner or later they will start to come in. Good Luck and keep us posted

Aint this investing stuff fun@#&. I now it is more so for the old hats than us that are squeezing off our first shot. It is frustrating, aggravating and all that, but Mike hit it on the noggin. We got the tools and the motivation, we just got to keep our focus and stay at it, cause it will happen. And Im told it will get easier. Sometimes it feels like the first shot we squeeze off is a beebee gun at a charging elephant. Lol

You have about got the race done. Sounds like you have a good mentor/partner so LEAN on him, and remember the Mean Dean posse has got your back.

It's great that you're in the SA, but don't let that take over all your time!
Making the first deal happen is probably the hardest, but hang in there and keep up the positive attitude!

I don't have a budget, and I like anything free. Plus, you can have multiple numbers (with each email address), too. The only bad thing about it is, they let you record a minute worth of greeting.
