Taking a break from studying. Drove around this morning in my new jeep, well new to me anyway. Applied techniques learned from my book purchased in 1997 Be a Real Estate Millionaire. Bought my jeep 1994 wrangler 4WD Auto with inline 6. $100.00 repaired brakes $100.00 registration, taxes, and Title, $120.00 total $320.00. up for sale $3500.00 OBO. First offer today $2,000.00 will hold out for $3,000. Found this gem while looking at a short sale in south Maui. 3 homes on a half acre lot for $400,000. Can be split into 2 lots with to homes on each lot. Not quite ready to make a move on it. Condo's on one side 2 bdrm units selling for $500,000. Home same type of lot already split with 4 homes total up for sale @1.5 mill. Owners just happened to be there and wanted the jeep off the lot. Made an offer and he accepted. Made another offer on a 1979 Mercedes 450 SL. Asking price $6,000. Kelly Blue Book @ $16,000. Offered $2,500. No down and one hundred per month. If sold for more than $8,000 additional 25% to previous owner for anything above $8,000. This from another house I looked at North Maui that the bank now owns. Seeing a lot of Bank Owned signs now that I am looking. Need to get cracking on my studies of Deans' Techniques and order his new books. Reminder to myself to keep up with this journal. Self, keep up with this journal.

Daryl, Sounds like your ready to take off. I can tell you that you will get out of it what you put into it. Meaning if you give it 100% and dont let anything stop you, you will make it.
Deans system works and most of the answers you need to your question are probably already answered some where in the forums.

Great advice. I take advantage of every situation. Went to look at two separate REO's and ended up striking fantastic deals for cars, thinking outside the box. 74 Jeep Wrangler perfect condition for $100.00 Kelly B Book lists at 3,500 cleaning it up now. Alredy had one offer at 1,500 want to hold out for at least 2,500 I'll try and send you a picture as an attachment. Second vehicle Mercedes 450 SL 1979 classic car assoc. just doubled the value based on demand Kelly is listed at 16,000 double that to 32,000 after restoration. Asking was 6,000 offered 2,500 no down $100.00 per month and if sold for over 8,000 if give seller 25% of net over 8,000. just got an MLS listing for 102 homes locally and will start checking them out tomorrow. No going back now. Also, signed up as an affiliate and will start a campaign om myspace.

Have made a contact with a Realtor who seems to be Like minded. Last week worked on repairing my credit. What's holding me back is chexsystems. Anyone have a clue as to getting off there system? Any advice would be appreciated. Payed them off but they still have me listed. Trying to find out if they can legally do that. Continue to study and do the assignments in Be a RE Millionaire. Will be ordering more books from DG. And getting to know my local market.

So excited. Started working on my first deal. Looks like I may be able to close this within one week tops. Still haven't finished reading my books as of yet but I do know how to read between the lines. And I am not afraid to work hard and speak to a crowd. Remember, I'm an entertainer from Hawaii and tour the Deep South for Ten Years. Watched the Martin Luther King March from Opelaka Alabama to Phoenix City Alabama, Though I was asked to stay in the Hotel all day. I did watch from the Hotel Balcony. I am elated to say the least.

You got the right attitude now. You've got to stay positive no matter what happens. I've seen enough failure in my life, but still I am kicking myself to stay positive. I don't have a disability so that aspect is different to me. My fiancé is a great example of positivity, and she had a disability since birth. She is a beautiful woman of 43, looks like she is 23. She had a stroke at birth; while still in her mother's womb. Doctors think the stroke was brought on by her twin sister. She had to wear a brace until her teenage years. She took dance and ran track to strengthen her limbs and help with stability. She had to put up with kids teasing her for the earliest part of her life. She kicks me whenever I feel sorry for myself. She can sell anything and is totally independent. Those that once teased her now flock to her for advice and her opinion... Just keep trying...

Ty! You are a very lucky man. We all need to have some one who compliments and brings out the best in ourselves. I just am lucky to have 3 great children and three great nephews who are not yet kick about by life. Thank God. Maybe we'll get to meet each other someday. Your wife sounds like a Blessed Soul. It's been awhile since my last entry though when I can, I've spent however much time I can on this Site as well as a few member's external sites such as Carol S. via twitter and Facebook. Feb. 1st. my Father was released from a 24/7 rehab clinic after 2 months of therapy after a stroke. Those who have been following my meager journal also know that I myself am disabled with Thoracic Outlet Syndrome. A missing L-5 vertebrae, and cervical stenosis. Now I'm watching over Dad and find very little time to do anything but watch him fade in and out. I won't bore you with more details other than that I'm still trying to get ahead in the game but keep getting slapped back. One step forward and 10 steps back. In debt to my eyeballs and spending the little time I have researching the Market here on Oahu, Hawaii. Lot's of high end homes on the market and just wish I could get in the middle of a few. I credit Carol S. for the inspiration following her amazing journey. Thanks Carol for all that you have documented and shared through your journal and postings. I've just ordered the Second Book, I believe, by Dean. "Your Town" and am awaiting in anticipation for it's arrival. So I'm back and will keep going till Inertia stops me. Which means something has to literally block my path. Permanently. I may be slow at getting started but I'm persistent as all git out.

Books arrived yesterday but didn't have a chance to go over anything except to open them up and check my email. Dean has sent me follow up emails with links to get me started. Thank you Dean for the follow through. Hope I can keep up with you. Reason why it took me a while is that I'm taking care of my Dad and trying to find out what is really going on with his Dr.s and the Meds they are giving him. Some of them have severe side affects and I take notes on his behavior so I can monitor if they are doing good or not. The Dr. is actually listening and has change a couple of the meds as the side affects were not good. Also Physical Therapy and blah blah blah. Dimentia, Alzeimers, lose of gait and balance. Hardly have any time for myself. But have started reading. Called a few Agents, Brokers, watched the vids sent by email. Note to myself about the home vid from a guy from Tennessee. Reminds me of what I am now experiencing. Everyone thinks I'm nut's why don't I get a RE license and more blah blah blah. Dean if you happen to see this Thank you for the follow up. In this case you nailed it buddy. The right vid at the right time. More to read and experience. Hi Daryl,
I just came across your journal and wanted to add in some optimism. WE'VE ALL BEEN THERE. I'm sure most of the DGers on this site have one time or another felt that there was just too much else going on in life that kept them from moving forward. I've been doing this for about 6 months and am just getting to a place where I'm about to break through and get a deal done. It's hard and life gets in the way but you must keep positive! Keep telling yourself I WILL DO THIS! And you will.

Aloha and thank you for your kind words and enthusiasm. It's nice to find someone who had taken the time to look through the Journals and just as nice that they took the time to add to it. Much appreciated. Well I came here to add another entry so today I did my ritual of calling on homes, taking pictures after taking Dad to Physical Therapy. He napped and I took the time to cruise around. Called and left a message on a piece of property and found the lister is into wholesaling and REI. Has an REI club and have been invited to attend a closed gathering this Saturday. We spoke about rehabs, flipping, and working out of state. No egos or I've done this or I've done that. It was all pretty casual and an easy peaceful feeling. He's been there and done that and has fifty properties he'd like to talk to me about ranging from rentals already occupied for 50 cents on the dollar and joint ventures on a few projects out of Hawaii. Found out that he needs a computer tech and since that's what I do we got a long just fine and I may have found a good mentor. He is willing to put up capital for projects for me to get started on and the properties to boot. Wondering if it's to good to be true. Find out Saturday. I can't give up. Not in my Nature.

Joined an REI group and worked out a deal where I can use my computer skills as sweat equity to become part of a team who are like minded. Looking forward to my first gathering of partners and members Saturday at 10 am. Got to make it a quick one with the principle to work out details . Feel very excited as it's been a long trail with having to care for my Father who has taken ill in his old age. Can't leave him alone for to long. But I have to keep moving on and not lose my inertia. I'll be tracking in my journal what becomes of this meeting.

Got in good with REI club. Properties waiting. Will be working on the Web Team and getting in with a few investors with experience. Finally getting it together. Live Seminar coming up in April. Can't wait.

Found a realtor interested in working with me, knowing that I'm a newbie and willing to help me get started. Has many listings on craigslist and also willing and able to work jointly. Need to go and get a real look at the areas and homes he has listed. Will work on scheduling some time next week as this week is already booked. Get on Down. Yeah!

Thanks for the affirmation. Today I think I've found a good RE Agent. Seemed real interested in my idea which came from Dean and other members such as yourself Found three FSBO and have started to question and find the hot buttons. I think I'm acting faster than my knowledge allows but have always believed that you learn from mistakes and the worst that can happen is nothing but the knowledge gained are priceless. I'll be trying to find the time to create a Blogger Blog where I can also share links and personal emails to brand myself. Cheap *******. LOL

Found 3 FSBO feel like I'm moving to fast without sufficient knowledge/experience. Find myself pulling my foot out of my mouth often but am learning from my mistakes. Ask a question and shut up and listen. Let the client speak and listen till he stops. Keep notes to find key points. Don't volunteer to much info about myself. Try to find out as much as possible of the sellers needs and wants. Really need to start on my buyers list. Anyone following my journal with leads and or possible partners for backup would be most welcomed. started and account with craigslist also trying to manage my time to create a free blog with googles blogger blog specifically for my REI postings.

Called the FSBO's mentioned previously. One looks promising. 3bdrm/2 full baths for 500.000 but fully vested and just want to move out. Still need to communicate more. Just completed reading the chapters from profit from RE right now. with Carol and Anita's stories. just happens to be two of my role models and inspirations and not to leave out Matt L. Wondering of the strategy to use as this property's comp 4 years ago sold at 1,050,000 is in good shape and near to Punahou High School, President Obahma graduated from. Irrelevant, but location etc. etc. Oh, what to do? Dad was really fun to be with today. Cracking jokes and such. Wonder if that's a sign. It's the first time since I've been here with him.

Milestone....Getting back on track with my credit Finally paid off Chexsystems and opened a checking acct. and Savings with a local credit union. They are also helping me rebuild my credit. Got the current REI rates and Home equity line rates. Next step will be to get a secured credit card. I feel like I have finally taken action but still a few more steps and hoops to jump through. Will take time but at least I'm not standing still. Hooked up with a REI Club and have been learning a lot more. Priority now is to leverage OPM and try to prioritize assignments to make an income while I build my credit. Though my time is minimized due to being a caregiver to my father and having my own disabilities I am working past my blocks. Just wanted to put this Day as a reminder not to give up and use the little time and money that I do have to stay on path no matter how long it takes. you are going in the right direction and have the right mindset....using what you have to propell forward.do not lose focus and keep that mindset.keep doing the things necessary to climb that ladder of success.keep working past those blocks and they are getting smaller and smaller.glad to hear you are learning from rei club.Your priority of opm is one of mine also.hope your dad is doing fine,i am sure he is glad to have you there for him !! keep up positive mind and keep striving for your
