Well I have finished Dean's book BARM and have read about four others. I lucked out and saw about the last 20 minutes of his show about his new book. I have not read that one yet.

I am what you would say a part time investor. I have a full time job and that takes much of my time.

Feb 02~Called my realtor and got listing of 3 properties I was interested in.

Feb 03~Called realtor and made appt with her to look at properties Sat.

Feb 07~Got to look at two of the three properties as the 3rd one was still being cleaned and not ready for people to look at.

Well The first one was a bank repo at $90,000 and is now the worst house I have ever looked at. Everything and I mean everything needed to be replaced. The only two good points were the wood floors were in good condition and the windows were vinyl.

Now this is where most people would have given up but I rememeber Dean talking about ugly houses which by far this is.

Water half flooded in the attached garage. Mold in the bathroom. Tile also there falling through the drywall! Shocked To much to list but I thought what about just knocking down the house and workshed and having a lot with city water and sewer hookup.

The second property on 2 lots and a HUD at about $46,000 with a 2 and 1/2 garage. The garage is in good condidtion but the modular is in bad shape. It sits close to a creek. Up enough where you would not need flood insurance. I thought the same with it also. Do away with the modular or replace it with a new one. Maybe even see about zoning it so I could build a duplex. Two apartment buildings sit on either side of the lot and thought it may not be too hard to get that done.

But I am thinking on this. Also another lead with my realtor listing a house next to my rental that is going up for sale at $99,000. A little high I think but will see what happens.

Well called my realtor and submited offers on both properties the HUD at only 20% of the value. I know it's a low ball offer but it has been on the market for awhile. I called the zoning board and talked to an inspector and she said I could replace the modular with another but most likely would not get the rezoning for the duplex. They have been denying many over the last few years.

The bad house that was a bank repo for $90,000 I put in an offer for $10,000. The property taxes are $2000 a year which is WAY over the amount it should be for anybody in their right mind to make an offer. I see this as an advantage for me as it might keep people away from it. I plan to have it torn down and readjusted on the property tax. I also asked about this property with the zoning board and she did not she any reason that I could not put a modular on this one either. If I put it on a foundation. Laughing out loud Joy

Have to see what happens.

Well got some bad news that the bank was not liking my $10,000 bid on that $90,000 property. But who knows if I just give it more time. Talked to my realtor who is going down to vist her father in Flordia. He was my realtor for the last two years before he handed me off to his daughter. She was just starting and I like talking to him as he is the top commercial realtor in my area for sales. But getting back to her when she called me she had told the listing realtor (the lady next office over from her) that we had looked at another property that was in better condition and half the price that it might have made the listing realtor mad. )Smiling She was just telling it like it was but I had to laugh. Laughing out loud

Well I thought I would dust this off and write about what is happening. May have hit a BIG block. Working for the state isn't all it's cracked up to be. They haven't signed a budget and if not by the end of June that means I will not be drawing a paycheck. Got a little saved back but some here are living paycheck to paycheck. I feel sorry for them.

Well I guess that's about it and I may not be the fastest mover on deals but I am happy and looking for the best where my work is heading.
