He's a Hoarder with Chickens and dogs and pigeons, OH MY

I have spent a small fortune sending out yellow letters to absentee owners in the last year. I did a few small deals but it wasn't paying off like I hoped. I get these sellers that want more for their house than FMV and they need a ton of work. Luckily I also Got some deals from my bird dogs and marketing on Craig's List.

I got a reply about 6 months ago from a lady that had a house she described as needing to be tore down. She tells me she needs 50K, I offer $15K... Months go by and occasionally I wud txt her and it wud be the same thing.

Finally last week she txts me and asks if I can do 20K I tell her I can do $16,000 Cash. Shud I come over and we can wrap this deal up? She wants to think about it.

The next day she Txts me and says, we can do the $16K
She lives in a nearby town 30 minutes away. When I got there I was in shock. Her husband is a hoarder, It's a half acre lot with barns and sheds and yards full of crap and the house too. 6 dogs, lot's of chickens and ducks and hundreds of pigeons. The small house was in bad shape, 40 yrs of neglect, roof rafters rotted with rain damage, even the front door was rotting and delaminating. I tried to ignore the stench of animal urine. I cud go on and on.

We sat under a big shade tree and I got their signatures on my contract, and gave them $5 earnest deposit. The old couple were really cute and friendly as were the dogs. I actually felt at home as I grew up in a similar environment.

I got some photos and wondered, have I made a mistake? will anybody want this hillbilly haven?

I got home and placed an ad on Craig's List.
Imagine my surprise when I started getting calls within a few hrs, and have a solid offer of $26,000 from an investor/Contractor Who wants to start escrow right away. I sold this house in 24 hours and I'm making 10 Grand. Somebody wake me up.

I had slowed down my yellow letter campaign cuz I was running out of money and motivation. Well guess what?
He's back in gear.

This is very interesting

You made me wonder about the couple. While you were sitting under the tree with them did they happen to say what they were going to do or where they were going? This is an "as is" and buyer cleaning up the property right? Since the wife made the call and did the thinking about it/working on hubby, was he trying to hold on to it? You said they were a cute couple - were they in good health.

He's Worried

I'm worried about the old couple also. The lady seemed to be in good health, but the husband was having trouble getting around and out of breath. The lady said he was a lifetime smoker and had recently quit. She told me they were headed to Alaska to live with her sister. I'm sure they are collecting SS benefits.
I'm also worried they will freak out when they find out I'm making 10K on their property. I'm also worried about the buyer freaking out when he sees that amount on the Assignment of contract.
But we started escrow a few days ago so he must have been fine with it.
Maybe I shud have done a double close, it wud have been $1,500 out of my pocket. But here's hoping the sellers are happy with the deal we made and this deal fly's.
The sellers asked for 60 days to get all the junk out of there. She asks me, what if we cant get to all of it? I tell her no problem, just leave it.
The buyer had asked me, what if they leave all that junk? I told him, I guarantee they will, it comes with the deal.
The buyer asked what if after 60 days they wont get out? I told him we cud write it in the contract that the Title company will hold back $5,000 till they vacate. What's crazy is the buyer called the sellers to go see the house, they told him the next morning wud be better. He was busy working so he's buying the place unseen. I warned him, you should see the place first, the bathroom is gutted. He said that's OK I don't want to lose this deal.

I did not intend to worry you. If everyone has signed the contracts including buyer just go with it. If the buyer does not want to deal with the mess there then you can get someone with a truck to help you clear away the debri. You never know what hidden treasure you may find that could be worth more. Also we do not know the buyers intention. If it is a nice piece of property and if the buyer wants to tear down the old house and put a new one on it - etc.
Since the old couple is going to his Sisters house in Alaska I am thinking that the wife did not want to be saddled with the mess once he is gone and just wants to be done with it.
Don't second guess yourself and don't let negativity blow it for you. I don't think I saw any value figures. What are other properties worth in that area?


Looks like it's going to happen

The buyer on this property is a young flooring contractor, he said his Grandfather taught him how to rehab properties. And he told me he inherited some funds and wants to put them to work.

I expect he will do most of the rehabbing himself saving thousands of dollars. I think he may spend another 20-30K to rehab this house and remove the junk and pigeon and chicken pens etc.
I had estimated the ARV would be about 70-80K and I had a Realtor tell me the same.

I have been talking with the sellers and the buyer, everything is moving forward. So far so good.

He Got the Check

Unfortunately, I've had deals just blow up because of various reasons, so, on this deal I was hoping for the best, but, expecting the worst. That way if the worst did happen, I wudnt be totally devastated as I was in some of my other failed deals. I was really starting to get worried too, just a few days ago the buyer emailed me and asks why are we not splitting the closing costs? I would have been willing to negotiate that, but this buyer signed my agreement that stated the terms and one was, buyer pays all closing costs. Anyway, I told him, my buyers always pay closing costs.
This deal was supposed to close last Friday, then the buyer tells me the Title company told him it was closing Tuesday. Yesterday was Tuesday, and I called The Title Co and they tell me its closing tomorrow on Wednesday and I can pick up my check at 10 AM.
Well, you should have seen me smiling all the way from the Title Company, got home, snapped a few photos of the check and then went directly to the bank and deposited it. The bank teller says the funds will be available in 2 days, that's this Friday.
It took about 3 weeks from getting this house on contract to picking up my check.
The reason it took so long is this Title Company was dragging their feet.
This is my 14th deal. Thanks Dean for the motivation, and making me believe I could do it..

I sold this property again

Since my buyer purchased this property I would occasionally send him an email to see how things are going. I was surprised when he told me that he had to get 18 huge dumpsters at $500 each and hired 3 guys for 3 weeks to clean up the property spending $14,000 and he still hadnt done any repairs to the house.
Even a year later I was emailing him and he tells me he still has the property and is considering selling it.
I offered him 40K but he insisted on 45K
I sent him the contract and he crossed out my 30 days and wrote in 10 days. He tells me if I want to tie it up for 30 days I will need to give him $2,500 non refundable deposit.
I sent it to my buyer and he says he will take it at 50K and he doubts he can make it happen it 10 days though. I told him if we start escrow I dont think he will back out.
The deal actually took a little more than 2 weeks and I had my check in hand for $5,000, my buyer flipped it and made $6,800
Selling a house twice is a first for me.
