Well its been a little while since i have posted anything on here. I took a break, (which i really shouldn't have) hoping to be in a better place (which I'm not). I realized there never really is a best time to start making your dreams come true. I'm still broke, and still out of work. So i guess this is as good of time as any. I know now though that the fire inside me is burning more than ever. The people that have told me this will never work, and that i should just get a real job and stop dreaming put me down for a while. But i got news for you, i don't want the same crappy life that you have. I don't want to live pay check to pay check worrying about how i'm going to pay the bills. The more you tell me i can't do this the more i am ready and learning to shut you the hell up!
Ok so now that i have that off my chest. lol. So i have been working on wholesaling and lease options. Trying to build my buyers list hasn't been the best experience but im getting there. I do have about 3 great buyers on my list which isn't too bad considering you only need one to make some money. Im trying to get some bandit signs but i am low on cash so for now i am just concentrating on craigslist, making flyers, and so on.
I want this so bad. Sometimes i am so lost though, and i find myself sitting around just waiting for a deal to fall into my lap, I have to check myself and get back on track. Im doing this all alone, and it feels like everyone around me is so negative. I feel like i just need that little push in the right direction so i can get going. Once i get going though i WON'T LOOK BACK! And all the people that told me it would never happen will be left in the dust!

You and me both!! Just keep moving forward and don't give up. You can do it. Follow the steps you are being taught, resist the temptation to over-think or over-analyze things and just do it! Over-analyzing things has been my biggest obstacle so far and I think I am finally over it. I am following the steps in the 30 Days to Real Estate Cash and it really does work. The key to success is to take action. Good luck and keep us all updated on your progress.

Take just 2 hours a night and do something related to Real Estate.
Weather its just learning, (which is major.)
Or Just calling other bandit signs.
Just letting people know that your out there to Help.
To be honest with you, you have to market Yourself1
It took me about 3 years to figure that out.

When I started, I thought that as long as the numbers worked then the deal would come together. But, one of the first major lessons I learned was that this business is about building relationships. You've got to talk to people, and allow people to get to know you. Network as much as possible. Check and see if there is a local REIA in your area (Real Estate Investors Association). And, read Dean's book "30 Days to Real Estate Cash".

Its good to know no matter how long you step away people are always still there for you when you get back! thanks again. going to put out some ghost ads today for some lease options and maybe call some real ads to see what i can come up with. found a rei club but i missed this months meeting so i am going to try and find another club that might have a meeting this month. In your original post it could've been me talkin. I'm dealing with the exact same thing you're going thru. My back's to the wall, no money comin in, and everyone telling me just get a job. But you and I both know this is the path that is going to change our lives and hearing you talk about all the action you're taking everyday tells me you're gonna stop at nothing to get there. Kudos to you! The best feeling is gonna be telling all those opinionated people that you just cashed your first 5 figure check! Please let us all know when you do!
Yeah i can't wait to cash that first check! i started ready deans books and coming to this site like 6-8 months ago. when i first got here it was like information over load you know. Like a sponge i tried to soak everything in and i guess my brain just got full and i was trying to do too much. so i took a long break and decided it was time to get back at it. The break was a little longer than expected but i just got tired of doing nothing about my own future. I need this, and everyone here is so helpful. The people on this site truly are amazing and i have learned a lot here. Stepping away from this site for as long as i did might have been a mistake. Who knows maybe i could have already made my first deal or two if i would have just stayed. but im here now and i just need to move forward. Im doing a little more each day, and on Monday i am actually going to start calling people and making offers. I hope everything goes well for you! Sometimes its good to take a little break but make sure you get right back at it and try to do something related to real estate everyday. Thats whats working for me. Good luck to you and thanks!
well, i had a pretty busy and eventful day. I drove around looking for vacant properties so i could go to the courthouse and get names and addresses to send out some letters to. I found a street that had 15 vacant properties on it. I was pretty excited about this. So i wrote all the addresses down and moved to the next street over and found 4 properties on that street that were vacant. I figured that would probably keep me busy for a while. So i went to the courthouse and started searching the deeds and found out that 15 vacant properties were all owned by a bank and that my city bought the properties. The clerk told me that i would have to go to my town hall and check there for further info on the properties. Before i left for the town hall i checked on the last four properties from the next street over. long story short, all but one were foreclosed on. So i did find the info i need to contact the person that owned the fourth house and i am going to mail her a yellow letter in the morning. Back to the other 15 properties... I went over to the city hall and asked about the properties. The lady there told me that another group had bought all the properties, and they were starting a project to clean that street up, which is good news because it really needs it. It wasn't what i was wanting to hear though. I was hoping to talk to someone about making an offer on all the properties and get a great deal because i would be buying them in bulk, but someone beat me too it. The good news is i finally broke out of my shell. I am getting better at talking to people about real estate, and even coming off as an investor. I learned a hell of a lot just by doing all this today. For anyone new that is reading this, break out of your ordinary routine. Just by me going out today to look at vacant land i talked to 4 people who now see me as an investor. I built up my confidence and feel great about talking to people. Its really not as scary as i thought it would be. Well, now i am going to look up some info on writing yellow letters. Ill let you guys know how it goes. Talk to you soon!
I agree that networking and building your business by taking steps everyday to move you forward is the way to go. It is probably also akin to a diet, just because you eat cake or miss a day doesn't mean the whole thing has gone to waste. Just keep building and you will soon see the progress. well i got some flyers made up yesterday. I got 10 investor flyers and 10 seller flyers made up before my printer ran out of ink. So i guess that will have to do for now. Just waiting on some extra money to come in so i can get my bandit signs ordered.I figure flyers will work till then. I was going to go look at some properties today but some thing came up with my daughters mother so i am going to spend the day with my daughter, she's so amazing! Still going to do some research online and look for a way to find free pre-foreclosure listings. Hopefully, i will find out if i get the job i interviewed for on friday. That will finally give me some extra money to put towards my real estate.
I was just sitting here thinking about all the times I've sat at my computer being scared about starting out in this business alone. For a lot of people this is out of their "norm". When I first started i was scared about what my friends and family would think when i told them what I was doing. I was scared of talking to people about their homes, and talking to potential buyers or investors. The point is, when you are by yourself starting out in this business it can be intimidating or scary. But i promise you if you try to do one thing everyday that you are scared of, that fear will go away. If talking to people scares the death out of you, the only way you will get over it, is to talk to more people. Everyone on this site was new at one point in their life. Dean himself, was new at one point in his life. The only way to get anywhere in this business is to get over that fear. If you don't, it will eat you up. We can't be afraid of the unknown. If we let it stop us from making those phone calls, or putting those signs out, or making those offers, we will always wonder, "what if?" Dean has given us all a unique opportunity. I bet if anytime you are scared, you can come on this site and their will be 10 other people that are having the same problem, or have had the same problem. I haven't got a deal yet, and i am still fairly new, but if you need some motivation you can always come to me. I might not always have the answer you are looking for, but i can help you find it. And i bet i can say the same for about 99.9 percent of everyone else on this site. That's what this site is all about. Its here for us to all come together. I guess the point i am trying to make, is that you never know unless you try! And i know if we can all just get over that one little thing that we are afraid of, well, then the sky's the limit.
I looked at this company call AMERCO. It deals with helping investors find properties in your area. Do I have to post bandit signs when all i want to do is find properties for investors so I can get a taste of how this works.

I honestly suggest reading any of deans books, Profit From Real Estate Now, Be A Real Estate Millionaire, or 30 Days to Real Estate Cash. These three books will tell you everything and more about wholesaling. Or you can actually just "bird dog" for other investors. All that is, is finding properties for someone that is going to wholesale them to someone else, and in return they pay you a fee if they use the property you brought them. The fee can be anywhere from $100, $200, $500 or more it just depends on who you are finding properties for. If you want to find out more about bird dogging you can go to TeamworkProgram.com. I think they pay a thousand dollars for every property you find that they buy. As far as bandit signs go i don't think you would typically use them if you were just finding properties for a wholesaler, but they might be a good idea to use if you are planning to do it long term. i hope i answered your question. good luck
