8:26 - Try to figure out what I did wrong. I posted an ad on craigslist two days ago looking for people trying to sell their houses. I guess I used the wrong verbiage because I go no response yet. Wondering if I should repost today. I also posted an ad for potential buyers. Still no response from that. In fact that one was a bit short. I need to work on my Marketing lol.
From then on I worked at work. I really need to find a good post for craigslist

Sitting in a lot of disbelief. Christmas is in two days we may be out of a home. But all the while i can see the goal, i can see the trail, the task at hand and it's do able..even if i have to go it alone...it's do able. therefore i will do what i am able with all the tools I have been given, the people, and resources I have at my disposal. No matter what comes,
either way I win... for not sitting passively and letting the teacher pass me by. This site keeps me focused on what i can do...where i can look...even if for now it is at my own lack and disbelief, that i can remove it promptly and without regret..because the tools are right here...Nothing to it, but to DO IT. Will keep ya posted on what i learn, I see the possibilities, I have just not seen the actual doorway thru to my first investment. The blogs and audio are great thank you for keeping me inspired.

So I decided to post an ad again on craigslist last night. It was an ad that I saw here and I copied it verbatim:
Heading: Investors needed for multiple investment properties
Investors needed! I have several investment properties under contract well below market price. I am looking for "Serious" rehab investors.
The ad was flagged and removed. When I asked why, they claimed it was a crap ad. Here's what the community said:

The ad doesn't say anything of value at all. A person can't read your ad and know exactly what you're talking about, what it is they can buy, it's condition, price, location, terms, NOTHING. It's a crap advertisement. Are you the owner or are you an agent or business rep for these properties? Because private owners don't have multiple properties. If you are an investment owner, you're "by agent" not "by owner" anyway. crap ad. and don't say "ALL". Post one property per ad, post it properly. put thing in the proper fields properly. stop being lazy. who wants to deal with a lazy advertiser. no one and quite frankly, in this economy, who has the luxury of being that lazy? makes no earthly sense.

Thank you for that clarification. I have been so confused for so long on how to word and ad on CL. Not that I know much more. I suppose it is trial and error. We grow with every step we take. I always say that is why we have to feet you know ......we step with one and correct with the other. So keep stepping and correcting.

There are so many crap ads on craigslist. It makes legit folks like us mad because these crap ads (from people who don't even live in the same state usually) take away from advertising space the locals are using.
My advice to you would be to post your ad from the heart. Don't make it a cookie cutter ad like you posted. Word it so readers know that you're local and a real person looking for investors.
Pretend you're an investor looking to invest. Would you contact you if your saw your own craigslist ad?
I find that SO funny, because MOST of the ads on CL are crap ads! There's very few real ads on there anymore. My experience is to put your ads up on Tues. & Thurs. between 1-3pm or 7-9pm. These are the BEST times to advertise, this was researched for TWO years by a marketing guru I know. So try it out and see if it's true. Also, I would look at other ads on there to get an idea of what outline to follow. I've put generic ads and NEVER got flagged, only lost in a sea of posts... LOL!
Bottom line is, test, test, test. You'll only discover what works if you stick with it and keep testing!

Thanks Sandra, i started in the journal begins...with some action, and some documenting the follow up on last months plans or ideas. Looking forward to seeing where it goes..to habitually take a few hours apx 4 for me, and just spend time with my interests area (finding buyers, and matching them to sellers) feels like a do able start. And the more i read the more i really comprehend. The video on 'closing cost' was a treat I am a visual learner.
