Mentor Program

Ok so im new to the real estate business and love talking to people. I have been a salesman in the past so establishing relationships with people comes second nature. The only thing thats got be in a bind is steps of execution. I have always had a job where people tell me what to do and how to do it and even when. With this knowledge I know now, it seems like I can be tested on any part and ace it. But with what to do when your first starting off is whats getting to me right now. I have the knowledge, I have the will, I dont have to the steps to start off.

People will say "read the book", I have. It's just a little difficult to cast off the docks right now, but when I hit the open waters its full speed ahead =)

I wish that there was a program like a Mentors Program where experianced people can take newbies under thier wing to help get started. There could be contract or something that will say that the first couple of deals made by the newbie, the Mentor would get X% of it or something.

Hey, if its a way for me to get off the ground with this and get the ball rolling, I dont mind giving like 20% or even more to someone that is getting me threw it. I live in Vero Beach Fl, 32960 there has gotta be somoene that lives near me that can help. I will even be willing to drive to the person to get help and see them work the system. Your getting paid to tell someone how to do all the work. Im sure if they made this program you can even have 1 or 2 people under you. Its a win-win for everyone.

I am never going to be able to get the money to get into the Real Estate Success Academy unless I start making deals. Having a minimum wage job with less that 25 hours a week is a total bummer. I have the motivation to be more.

Ive made an email and even a company logo. Hey, if I want to be a proffessional I gotta look like one.

Hi Oscar,

Welcome to the DG Family. You will find lots of wonderful people on the site to answer you questions. It is kind of like Free mentoring:) Take advantage of it and never be afraid to post a question. Also remember to pay it forward to others when you know something:)

I have to say that I know many wholesalers who do not have a thing either. As a matter of fact there is one in particular who I met with who drove around in a multi colored car and plastic in his window.

We all start somewhere. The key is to start and to keep going.

I do not remember who said it at the edge but It was part of my notes. Start with one task. Finish that one and move to the next. If you continue to take action and soon those small tasks will have accomplished what you want.

first step

So far I have list of mortgage broker agencies in my area, RE agecies. And my sister works as the receptionist of a lawyers office that works on mortgages. Ive created my letters looking for agents but havent send them yet. Ive posted adds looking for investor just a little bit ago and thats about it. I bought a fax now i found in office depot for $20 and grabbed the printer i had around the house. Most of the day im on this computer researching, re reading, preparing, reading the forums, and refreshing them to see responses right away.

Investor gave great advice. Post questions here and you will be amazed at the professionals here on DG that will jump in to help. One step at a time and follow Deans methods and its sure to work. Be ready for alot of No's and for walls to be put up along the way. The folks that battle through the no's and walls do very well out here on the site from what I see. Did you join a real estate investor group yet? Business cards yet? Ghost ads yet? Bandit signs? If your only working 25 hours a week, you can do alot of driving around neighborhoods and looking at FSBO and MLS for great deals and then work as a birddog. Good luck and post questions!

Clubs are a great place to network and learn more about real estate. Go to Vistaprint.com and get some free business cards and head to a meeting. You may find someone who will partner on a couple of deals and mentor you in the process.

This site is amazing, REI clubs are great, but I cannot endorse enough the Real Estate Success Academy. That's how 90% of Dean's top students did it. It is an amazing program that offers several different packages to meet your needs. I'd give them a call to see what they have to offer. Best of luck and get out there to take action!

Ok here is a great way to do cheap bandit signs. This weekend Greg Murphy said he goes to Dollar tree and buys the Plastic signs and cuts them into 4 pieces. 4 for a buck who can beat that. Try a dollar store in your area and see if you can find those.

They said it to us over and over at the event BANDIT SIGNS brought the most results out of everything. Matt and greg both were really emphasizing on that. Also go to Walmart. There is poster board there for like 67 cents each that you can use and cut those in two. YOU CAN DO IT:) Smiling

we feel your pain!

Hello -
we are still new to the rei world and we feel the same way. It would be great to have a mentor to tell you step by step what to do and when to do it. What to jump on and what to walk away from. We would definitely go for a program like you mentioned. We live in Buffalo ny. We both have low paying jobs that take 45-50hrs from us weekly. We come home and work on our rei business about 35-40 hrs weekly. we feel like we are treading water though.... its been 5months so far and not one deal yet! we find motivated sellers but then their situation is beyond our help. Then we find great deals and no financing. Banks all want 25% down payment no matter what. We just need the financing to get into a deal. It's frustrating but we never give up. We started a business so we can't give up. It's not an option. We are in the success academy (we paid for it with a credit card which is still maxed out)It's all very valuable information but we haven't seen any results from it yet. We complete all the assignments and call with questions but still nothing. I guess the point of this comment is to let you know that you are not alone. You did the right thing by reaching out to your fellow DGers. There is a lot of great advice on this site! Never give up whatever you do - you will make it - where there's a will there is a way!!

Beyond our Help

Bird Dogging can be done several ways. That is probably a great way to help some of the "Motivated Sellers that are Beyond your Help" Maybe a Short Sale will work and if you you don't have the time or knowledge to work the short find someone else who will. See if you can find someone in your area that specializes in Short Sales. They spend a ton of $$$ attracting short sales so if you can refer some of these individuals to them they may be happy to pay you a decent referral fee when the deal closes. Just an option to get some money coming in from the work you've already done.
