So coach when using hard money to purchase a property, do you stil have to put a deposit or earnest money down since it will be a cash transaction?

Earnest money is not a part of hard money, rather it is a part of the contract. To make a contract binding you need to give the seller something of value. If you do not give something of value to the seller the seller can claim that you do not have a contract. The courts may or may not side with you.
Bind the contract using earnest money.

If you are using hard money you may find some of them require a down payment. Usually these lenders are called conventional hard money lenders. These lenders often have a direct tie with the banks and thus have the same stipulations as the banks.
If you are looking for hard money lenders you can search "hard money" and find several threads on hard money.
When looking for hard money try to go for the private hard money because they will often work off the value of the property meaning you could potentially get into a property without money. They don't mind working off the value of the property because if you fail they get the house and stand to make a whole lot more money.
