I've finally found a good agent who wants me to succeed! I don't want to burn him out. It's taking him 30 minutes to an hour and sometimes longer to get the CMA's . Do you have any tips on how he can get the comparables faster?

Greg, give him/her more CMA's to do. With more practice his/her speed will pick up.

Now mine took about 10-15, but they do have other things they work on. I say 30 mins is very reasonable.

Three good comps are sufficient to show ARV, Greg.
It should not be that difficult to pull 3-5 comps for a single target property.
Could it be there aren't any recent SOLD comps? That would be a red flag.
Real estate agents pay quarterly fees to have access to their software.
A lot of their correspondence can be automated.
It shouldn't take but a few clicks on the keyboard from my understanding.
Your agent may be inexperienced and needs guidance from their broker.
It could be a time management issue.
Or you could work with more than one agent.
That said, there are plenty of places/tools to call up your own comps. Some are free sources, others are bought for a monthly subscription. REIC memberships allow access to their comps program of choice, as well. Some programs offer a comprehensive update when you subtract or add a particular sold prop...

Thanks Kat! My agent's of the belief that I need a minimum of 10 and often gets me twice that amount or more. My understanding is that's what the property assessor suggested. His searches are in a mile to mile and a half radius.
Should the sold comps be for the past 90 days?

Yes, Greg you want the MOST recent sold comps...60-90 days is optimum.
Pick the best 3 of the bunch, 1 low, 1 median, 1 high to contrive an average for ARV.
Sometimes depending upon the area, you may have to make incremental adjustments.
For example, 3 mos., 6 mos. 9 mos., but no further back than 12 mos.! The square footage comparisons sh/be +/- 100 to 200 sf maximum...the same beds & baths, etc. You want to hone in on comparing apples to apples, like with like.
The further out a property is from civilization (ie. FM or CR addresses), the more challenging it will be to get comps.
In this case, you'll have to expand your [distance] search for equivalent comparisons.
PS. I like threes...3 comps, 3 estimates, 3 agents, 3 remodelers, 3 title companies...
