Trying to find as many motivated sellers as possible. If you can recommend some reliable ways to obtain lists for the following that would be great. If it's free even better:
1) Divorce
2) Probate
3) Estate
4) Absentee Owners
5) Notice of Default
6) Expired Listings
7) Shadow Inventory

Look for lawyers that handle Divorce, Probate, and Estates to talk too.
Absentee Owners - talk to the tax assessors office and see if they know how to find them easy.
Notice of Default - Talk to someone at the county level that will tell you the best way to find them. I have heard of counties that will post them on a board at the county offices.
Expired listing - a real estate agent
Shadow Inventory - Driving for dollars. Look for vacant properties with notices on the windows as you drive nieghborhoods.
Don't forget bandit signs as well put them up near estate sales. They can also bring in all of the above.

To get a list of absentee owners simply call a title company and ask them to generate one for you. I just got one from a title company that I had never worked with before. Let them know that if you end up purchasing anything off of the list you will use them for the transaction. Most of the time they will not charge you for that.
