Hello Dale!

So you are looking for good deals to pass off to your end cash buyer? Have you tried putting together hand written bandit signs that say "We Buy Houses, Any Condition" and put your phone number? This bandit sign will attract motivated sellers that may be in a desperate situation. This is a great way to attract FSBO deals that may come your way before anybody else knows about them.

Also you can go on Craig's List and search estate sales. Even if the posting is just for furniture or jewelry items, you can send that person an email with a basic letter explaining that you are an investor and that you are looking to add properties to your portfolio. If the estate will have any properties for sale such as SFR, Mobile Homes, Multi-Family Units, to please contact you.
