Hey DG Family,
I'm considering getting my real estate license. Now I know that I can use my access to the mls to help me find great deals, but what I'm really interested in is leveraging this new tool to maximize my business. Any ideas on how I can do this???

There is some good aspects of being a realtor-investor and some not so great things.
As you mentioned you will have full access to the MLS which you can use to generate reports and hopefully locate your buyers' desired properties. However, if you already have a realtor on your Power Team, you should have access to these things anyway.
If you decide to do the work your agent is doing now, you can receive the commissions on the properties you purchase. But the work you will do as an agent will take you away from what you should be doing now, building your buyers list, looking at the deals your agent brings you, looking at houses and comparables, calculating your offer price, and working on your builders list.
Another issue is that you will need to disclose in each offer that you are a licensed real estate agent. This could be to your benefit or to your detriment, regardless, it must be disclosed. In the event of a lawsuit you are held to a higher standard since you will be "an expert in the business".
So, you need to contemplate these things and decide which is better for you.
Good luck.
