I need a little advice..fast

I'm going to talk to an owner of a house.I did my reasurch.The lot alone is worth the asking price,when the market turns and after upgrades this house will sell for close to a million(beach front proerty)I got around the realtor and found the owners address and phone #.I just have to convince him If the lets me lock it up on assignment I can sell it in 14 days.Anyone have any quik advice.if need be I'll go to the realtor(she is not an acuatl realtor,she is a vacation property manager and is handeling the sale)And offer her a chunk I'm not greedy!This will be my first deal,I do have the gift of gab,from working w/the public for 20 something years.I need a little advive and should I go around her?I'm certin she is getting a comish.Please get back to me,I'm getting dressed an on my way out the door in about 30 minutes

I'm really nes at this but...

I wouldn't go around the property manager. I guess it was OK to get the name and number of the owner but you will get a rep for doing an end run. Maybe others on here can help more. I am not sure of the etiquette if she is not a RE agent.

Ask why the property is for

Ask why the property is for Sale for less the FMV. Ask if there's still some Mortgage, Tax Leins etc. It is very important. Good Luck on your first. I'll pray you'll put it in contract right away if everything is OK. Blessings to all. LA

Is there a particular Reason

Is there a particular Reason Why You want to go around the person handing the sale? I wouldn't suggest doing that unless you have good reason to do so. If you can't get it under contract with the option to assign, you might consider using a Hard Money lender or Bringing in a partner. Because if there is as much equity as you say there is you shouldn't have any problem financing the property with private funds..

You can...

You can still go around her to get any information you need. If the agent has a contract with the seller, they will still get their commission regardless. If they don't have an agreement, they have no legal claim to any part of the deal anyway. Still, I would hate to alienate a person who may have some excellent working knowledge of that particular property. If you need to, go aroung the agent to get the info you need, but still include the manager in any dealings regarding that house. You may make a little less profit, but the good will you develop will go a long way.
