I have a flood of phone calls off my bandit signs I started running. I have a few that are probate relatives who are motivated and want the property sold now. What contracts can I use to get my offer in but in the same time protect me. I'm going saturday to view two of them. Any help would be great.

You want to use the Purchase agreement. On the purchase agreement make sure you have 14 days for inspections and sign the contract with your name and/or assigns.
usually that's all you need to be protected. just make sure if you can't find a buyer for the deal back out on the 12th or 13th day.
If you want more clauses on the contract, here are two more:
Contingencies:
“Offer subject to partner approval”
“Offer subject to satisfactory inspection”
