hi all, i hope you all are having fun in the real estate biz.... i know the forms are on here are these good enough to use for assignments? also i use zillow to lok for deals and try to understand the value of a house zillow is good for appraisel amount do i make my offer 30-40% less off there offer or the appraised amount or the area average selling amount.... example, in the sub i live in theres a house FSBO , there asking 99,900 they own free and clear its a nice house 960 sqft 3bed 1 bath, the area isnt and hasnt been selling they will never get that how do i approach them with a signically lower offer? dont want to insult people with my offers.... someone please help feel free to email me at jjs1714@**** HELP!!!!

depends how long it has been

depends how long it has been on the market and how desperate the seller is to get rid of the property, if the house is in great condition I would say 10% off or even 20% if he just wants to get rid of it fast.

i would not trust Zillow for comps. you should use a few of them and average them out, but none of the online sites are very good. i find them to be too high. if you have a realtor to work with, i would ask them for comps. those are the best all around.
