Its not that hard to come up with the Buyers List. Your simply asking Real Estate investors who have cash whether or not they would be interested in you notifying them when they find a GREAT Deal...Which Real Estate investor in his right mind would say, "No Thanks."
But Sellers are another story. I haven't had much luck yet. But the Fight Goes on..

What good is it to lock a property up with no buyer. I think personally, I would rather over promise than under deliver.
I think it is harder to find the killer deal. When you do that the buyers will find you! Key word is killer.
