Im a wholesaling in Va (Hampton Roads)and im wondering is the market still good for wholesaling. I use absentee ower, probates, driving 4 dollars methods. I am noticing that there are not as many vacant properties, and distressed properties. What can I do??

Keep plugging away. Do what Dean tells us to and it works!
There are still wholesaler having success all over the country. Some other things I would be doing is putting out bandit signs,at least 25. Don't give up on real estate agents as well, if you can find one that gets pocket losting they can be a great resource. Another thing is to look for tired land lords through rental ads. These are just a few more things you can try.

As prices are recovering and there are fewer distressed sales, it is going to be more of a challenge for wholesalers to stay in the market. That is not to say that there is not a market for wholesalers, but the days of above average returns on each deal are almost (if not already) finished.
