Sent PM. Just spent a week in the Atlanta area. Got several boarded up ugly properties under contract and assigned to one of the big developers that I contacted while I was there. I have a total of 10 active, high dollar cash buyers and multiple properties to offer on. The potential in certain neighborhoods is HUGE. Took me 48 hours!!!
We are not looking to do ANY buy and hold $50,000 properties. We are working areas that have new development with properties that can be scraped. Land value only. There are $80,000 properties next to $1,000,000 new construction that are under contract BEFORE construction is even completed!!
We are also looking in $275,000 and up neighborhoods for bank owned, pre foreclosure, estate or probate properties that can be rehabbed and retailed for at least a 15% ROI.
My jaw dropped as I drove these areas and saw the HUGE potential. Most likely will be back down there in the next 90 days!

I have multiple high end CASH buyers in Atlanta. As usual what I need are DEALS, Properties, Houses, Land in the right area at the right price! With the right deals, buyers and funders are EVERYWHERE. The hard part is finding the DEAL.
Find me a DEAL that we close on and I will split the net profit.
