Hello DG family!
So.. I've heard many times that it can be useful to drive for $$$ and find FSBO or vacant properties and contact the owners. Well, I decided to bike ride around nearby neighborhoods for $$$ and I saw only one FSBO sign and no vacant properties(that I haven't already contacted the owners of).
I called the sign and the guy is selling 4.8 acres of wooded land. The land has an extremely old tobacco barn in the woods which would probably just need to be torn down. Other than that it is just a bunch of wooded land. It is also near powerlines and does not have water, electricity or sewage.
The upside is that I can mostlikely pick up the land dirt cheap! When I talked to the owner he didn't really have any "selling points" and kind of down talked the land. What really hit me though is "I just want to get rid of it. I want to move to Florida soon and so I just want to sell this land."
So, the question is: can I do something with this?
I have a buyer who will buy land/condemned properties that must be demolished, but he wants them to be perked/have septic, water and electricity.
Any ideas? Can I make this a deal?

Well, you don't make money in this business by being slow to act! I called the buyer I had in mind who might be interested in something like this and left him a voice mail telling him a little about the property. I decided to just see if I can get him to set his price and see if I can negotiate the seller down to that.

Check out what the prop is zoned for! If you can, get it approved for a storage lot, not a storage unit facility, just a lot you rent spaces out. No buildings, just put a fence around the acres with an automatic gate and rent out space for boats, rv's, campers, cars etc.... We are looking for property now for this.

I have several people call that have houses that need to be torn down, and they want me to buy, so can you do things like this in the city? Probably not in a neighborhood??? What other uses or how do you sell land? My partner said it was too hard to get rid of just land.

Barns are made of Ironwood, so the lumber from them is VERY VALUABLE. It is the strongest of ALL natural lumber, and it's already processed and cut, saving alot of work for someone else. Check with lumber companies to see who buys in your area and what they pay. The barn may have to be taken apart board by board, but it will be well worth it. ALSO! If the land has hardwood trees, those are also valuable. Have a lumber or tree service come in and give you a quote on which trees they'd want and how much they'd pay you for it.
Depending on the price, those two approaches ALONE may more than pay for the entire land. Keep your cool, though. Talk to the seller. If he's motivated as he says he is, find out what his problem is, then solve it for him. The rule with vacant land is, you have to be able to make DOUBLE your money back within 2 years. Approach this deal right and close it, and you could easily do just that, or better. Best of luck to you...

Yes! Yes! Yes! I have a buyer who wants to buy condemned houses or houses that need to be torn down! He buys locally though. If the land is perked and has septic/water/electricity, he will take it and build a house on it for a profit.
Definitely check into those!

Wow! That is great information. I have not yet seen the land but after hearing all this I will definitely check it out Monday!
My concern about the barn is that it is 100+ years old... it might just need to be torn down.
The idea with the lumber companies is genius though! I know there is a lumber company around here somewhere that has been planting trees in a particular area and every decade or so they harvest all the trees there and replant them.

That's why they use Ironwood, man! Any other type would've faded and fell apart without chemical treatment. Pests naturally hate it, so it lasts a lonnnnng time with zero upkeep needed. I've heard of barns lasting over 200+ years, and I'm sure people here have heard of even longer. IDK if Ironwood tastes terrible to bugs, or it's hard to chew... I've never tried it myself but for whatever reason, it lasted over a century, it has a dollar value to someone. Please don't think of it as trash or a liability for you. It's anything but. Plus! If you find the right company, they may be able to run both quotes for you.
What you're talking about with the harvesting and replanting... sounds like a Tree Farm. These were government projects started by the Arbor Foundation and many others to preserve the land without ruining it like the rainforest. We have a Tree Farm behind our property. It's usually considered public land, since it has to be government owned to be in the program. IDK how they acquire land for this program, but you MAY be able to make a profit if they buy it from you, or if you have to donate it, you could have a huge tax shelter card to use whenever you wish.
But that's just 3 possible ways you could be sitting on a fortune that I know of with this deal. So remember to just play it cool. Find out what the seller needs, and try to help him out. It should turn into some nice coin for ya. Best of luck to you...
