I hope all is well with everyone. I have to say this week I needed some motivation.I have been ill lately and everywhere I turn I'm running into what Dean calls, "Dream Stealer's". I'm still in the first faze of setting up a business entity and while I'm learning what thats all about I have been trying to gather my resources. I know Dean said that an important part of being successful is in believing in yourself. Well, I've decided to focus on a small piece of my successful future in real estate by knowing what a team is comprised of. I have talked to several people but the team is yet to be complete. I've run across a great book if anyone is interested; it's called , "The Secret". It's made me believe in myself again. If anyone has anything they want to talk about please don't hold back.

I would look into companies like AGGIE. This is an association that helps you run credit checks,background checks and much much more for a small fee that you can deduct from your taxes at the end of the year. I work as a property manager and I run verifications all the time and the one thing you have to realize is no matter how many verification you do the person you put in your house will never treat it as good as you would. Even the best person will have a time in their life when there character waivers. A good rule of thumb is to run as many verifications as possible but meet w/ the person and see what their like. Make them feel comfortable around you and then they will show you more of who they really are. You have to mirror the person s personality to a certain extent to make them feel at ease. Never let them know in the beginning that you are the owner of the house because they will always try to be on their best behavior. Don't forget to GET the that inspection BEFORE you buy it will be the best thing you do to save yourself from a money pit.

The book is overwhelming at first but it gets easier as time goes by and when your surrounded by people who want & talk about the same things. That's the purpose I believe in getting involved w/ groups of the same interest. You get to network w/ people that might just be able to help you along your way.

I think i might have an idea how to do this.But I have a question.My situation is this I have little money to work with,A credit score in the mid 500's,and to top it off just got laid off.What can I do first.If I can find someone to walk me through this it would be a great help. Thanks.
Secure your wealth
If you just got laid off don't go spending money like you used to. Create a budget and stick to it. Cut back on extravagances and start pulling your resources. Read the book and highlight everything that you think you can do without exceeding your financial means of living right now. Get a copy of your credit report and make a to do list of things you might be able to take care of or dispute. Start taking an inventory of the for sale and for rent houses in your neighborhood and call to ask what the sale prices are. Then try to get an assignment deal to earn some extra cash. When looking for work always remember to find something that serves multiple purposes. Example a job that makes you money and gives you a discount or service you and your family benefit from.

I just found this site today and am pretty excited about it. (I also ordered Dean's latest book) ... but I wanted to know how things are going for you since starting this particular group.
I noticed that it hasn't quite progressed the way you had initially set out for it to, but I still love the idea - and was just wondering if you were involved in real estate prior to Dean (if so, how long) and how you've been doing.

Feel the same way think I'm overloaded. Reading everything, writing everything down papers everywere. Trying to stay focused in one direction. I know what to do but, it's just getting out of the comfort zone. I see many house's out there I just want to get one to start.

Lived with them all of my life. I didn't have to go any where to meet them. They were in my home. You have to learn to build an invisable wall around yourself. Protect you because there is only one. Become the most important thing in your life. Start by setting goals for yourself and don't let people know your hopes and dreams. Any mentors in San Jose,Ca?
Hey everyone-
I am in San Jose,Ca. and am going to start hopefully soon with assigning mortgages since I have terrible credit. I don't want to wait until my credit is perfect so I think this is the best place to start for me. Work is real slow so I don't have the money to start but I am sure there is a way around that. I hope to make enough money to take care of the credit problem and then get into it hot and heavy but I would like to learn from someone that's already successful in investing. I am an electrician and can fix just about anything on your properties in trade. I am not looking for a handout, just a helping hand. If you are game, send me a message.
