I have an interview with a Real Estate Agent this morning. He was recommended to me by our city Planning Director as someone who would work with me as a 'NEW' RE investor. I was so worried about what to ask and then Rina sent me this node.
questions to ask, because i was working with my uncle, who is a realtor, and it's hard because even though i think he's very unknowledgable for an agent, i still wasted a lot of time with him, and i say wasted because he had no idea of anything that i was talking about, a lease option, he had no friggin' clue, plus he had a hard time with all the demands of a RE investor, unless you ask those questions, your probably going to have to find a new realtor in a couple months, cause most or i'll say a lot of realtors can't handle the demands.
so, now i have a realtor who: #1 used to invest in RE(she knows the in's & out's), #2 she works with other experienced investors, #3 has no problem putting in low ball offers. I think it's a MUST to qualify or interview your next RE agent, SULLY.
I met with the RE agent; the biggest in our county, and he was very good. He was not interested in talking with me about being a REI because I did not have any money to invest. He said he has many investors out of Tucson but not in this area.
He was however keen to have me do my RE certificate and work for him. He thinks I have a great personality and smarts for the job and said that being an agent was the only way I could make money in RE.
And to top it all off, he hired my husband (the negative s*&^) to work for him as he is a telephone and computer specialist and he needed some work done in one of his many offices!
I am depressed, but before everyone comes down on me! I WILL BOUNCE BACK AND BE FINE
No one's coming down on you honey, we're here to support you only. He obviously wasn't the Realtor for you, but he and your hubby sounds like a good match (birds of a feather)! I think it's actually a good thing that he could employ your hubby, he'll keep him busy and out of your hair... LOL!
You need to keep looking for the right Realtor for you, they posted questions for you to ask while interviewing them earlier today. They're EXCELLENT questions and that will tell you exactly what you need to know to qualify them. I have to laugh at his comment about the only way to make money in Real Estate is being an agent, is he serious?? What's HE smokin'... HA!

on yourself. Move on and find another Realtor. He obviously doesn't know anything about investing, because most investor doesn't have to have his/her own money to invest. It's OPM - other people's money. Good luck and move on.
Don't sweat it! My wife and I are new realtor's (6 months) in New Jersey. She is concentrating on the conventional side of our business (tradional realtor role) and I'm dealing with the investing side of our business. When we started educating ourselves on the investing side, I thought the logical place to start for advise, would be our broker (who's been in the business for over 20 years) When I brought up the subject of hard money lenders, he looked at me like I just grew a second head out of my shoulder. He'd never even heard of them.
Another "experienced" investor in my office said there is no way to get into investing unless you have %20 (which is normal) for a downpayment to get into an investment property.
From my experience, let the realtors deal in the field they are experienced in (real estate) and have the mortgage brokers deal in the field they're the experts in (mortgages).
It's wonderful to have you here to give a realtor/investor perspective on things! You have a beautiful family and it's great that you and your wife get to work together in something that you love.

Welcome! I agree with Rina, you do have a lovely family and it's such a blessing to have your spouse supporting you. Some of us are going it alone, but we get plenty of support right here at DG's site.
It's funny you mentioned that, I worked for a Realtor/mortgage company too back about 5 years ago. I was interested in investing then and when I asked the Realtor I assisted about these 'no money down' deals she looked at me and said 'those are all scams!' I was floored!! The owner of the mortgage co., who's also a childhood friend, repeated the same answer! But my instinct told me that they were both wrong and I kept pursuing the answer to my question until I found it and applied it. I should've called them both up and told them I just did my first deal with no money down, but I was too busy counting all my mulah.... LOL!

Hey Deb you got me thinking and here what I came up with I bought a sonnday papter today and when I opened the real state section 5 pages there were houses listed with the realtors under so I was thinking of you and your realtor anywho these is what I came up with someone posted a Interview worksheet for Realtors take the worksheet and just start calling them up and I believe you will find the right one with these meted. Seriously, my Realtor is a sweet gal, but she's very green and I've had to teach HER a few things, but God bless her, she's always willing to learn and eager to give me help when I need it. I could definitely use an experienced Realtor's help in the future.

Just fake it until you make it. People don't need to know everything about you, especially your personal life story like your not a US citizen and with no credit. You have to have confidence in dealing with other investor/real estate agents or broker, and talk to them like you know exactly what you're talking about, and you do. Don't let them have the advantage over you. Your a real estate investor and give them what you want, not what they need. Good luck and keep going.
Excellent advice! I've faked it many times... LOL! (No pun intended.) I fumbled through my last deal horribly, but I still made a pile of cash and learned not to make those same mistakes on the next deal. It's all a learning experience, it you look at it that way it might not be so hard of a blow.

So, I am guessing that this means ONLY IF YOU ARE A US CITIZEN, I know you are probably about to chastise me for supposedly 'racist' views, but that is not it at all. I just know that as an Australian ‘alien’ I am far less valuable than some other aliens. I have fewer rights!
That is understandable in the political-correctness of the USA, but not fair for a good strong Australian citizen who only came here because she fell in love with an American and not so that she could get into the USA. Why the hell would I? Most people want to live in Australia! I never wanted to even visit the USA before I met this wonderful man! I thought Australia was the only place to be. Then after I fell in love with my husband, I fell in love with Bisbee Arizona and the lovely nature of the American people.
I asked the forum how to handle communications with the RE agents and in their wisdom of how to approach people from a USA agenda, that is what they advised. This was okay, but NOW everyone may realize how different it is for me the (Australian alien) element, even though, as my husband always tells me, "Australia is one of our greatest allies! Why would they give you a hard time here”?
Hey Deb when people ask me where I'm from I only tell them where I'm from I din't tell them what citizen I'm. Be honest but you don't heve to tell them personel stoff is like in the army (don't ask don't tell rule if you know what I meen).

I did use that worksheet and it really helped me look professional; hence he wanted to hire me!
I think I made my big mistake by telling him that I am not a US citizen, had no money and no credit.
I forget that most people see these as obstacles!
