I know that having a great list of cash buyer lined up ready to buy your wholesale deals is critical to this business.
I have a list but would like to find out from each of you your tactics for finding buyers. Where and how did you find yours.
I will start first by telling how I am finding a lot of mine.
I go to Craigs List to the commercial buildings for lease or sale. I email the person who did the listing and say something like this:
I was browsing through the ads and saw yours and wanted to say hello and ask you if by any chance you may be an investor?
The reason is because I am all the time finding great wholesale deals on single family residences and occasionally commercial property's. I am building my buyers list so I can wholesale these deals to to my buyers.
I would like to add you to my list of VIP buyers. IF you are interseted could you send me the details of what you are interested in purchasing. If I don't have it, I will do my best to find it for you.

I have never heard of using a NDA in this business. I don't use them. Maybe someone else on here has a reason to use one but I don't. Sorry I can't help you with that.

Yes...neighborhood house auctions are great places to find buyers. Also the day before the auction make yourself up some of those bandit signs that say (in your own handwriting) "I need to sell my house fast" and give your phone number.
Stick those signs at all roads leading to the house to be auctioned and at all major crossroads that will be leading to the house being auctioned.
That way all the investors that are driving to the auction will see your sign and jot down your number. When they call you get all their contact information and question them as to what they buy, how often, where, price range,etc...

clients who would like to make cash offers on wholesale properties (preferably SFH) if the price is below 60%
of the current ARV (50% if there are major repairs necessary). Do you know of any properties in your area or anywhere else?
Also, if you know of anybody who needs a loan on a property ... under the right circumstances they are interested in that, too.

I was wondering if investment companies are considered potenial buyers becuase when I look up "WE BUY HOUSE" that is usually what comes up. I hope I am not asking a stupid question but has anyone dealt with an investment company before?

hey pdawg here, im trying to get my buyers list off the ground, i advertised on craigslist but i'm wondering if i posted it under the wrong category? i put it under real estate jobs wanted. should i have put it under services instead?i have gotten a few responses to my ad but they don't seem like what i'm looking for. they all seem to be offering me different ways to make money or they want me to respond to them for different jobs. should i advertise somewhere else? i'm kinda stuck. please help.

I haven't yet attended an auction as a investor but as a realtor. As far as the real estate club. Most people I have talked to feels this is a great way. So I am adapting it. Wednesday will be my first meet since I missed the previous because of a death in my family. I can't imagine it being any different as when I was out in the real estate field! People are people. I usually introduce myself, offer my card and a hand shake as a greeting. The conversation starts at this point. Or some meetings they would have everyone introduce themselves and where they are from. This gives me the opportunity to take notes on who's who. So in the end I have a better direction who to strike up a conversation with. As far as the for rent signs. So far I have a good response when I call. I have an appointment tuesday with a for rent owner! Just my opinion, I feel like for me it's best that we meet face to face. I have always felt that it is harder to sell a concept over the phone. Too easy for them to say no. But to see it in black and white. In person gives you more control over it. These are people who have bought either they have had a successful experience with it or not. Either way they are a benefit to me. They should be either looking to buy more or get out of what they have! So I think this is going to be a great way for me to work my buyer's list. As a newbie to real estate investing, I have a question about bird dogging. Is there a contract that should be drawn up between me and the investor with cash that i am finding properties for that will ensure i get the finders fee i am due? I've heard a promissory note works for this but i am not clear on how to fill one out in this regard. I hope i am not being redundant. I just need to get things done and want to be sure i have the right paperwork in place. Any help would be greatly appreciated.

Attend real estate auctions! Most people buying homes at auction are cash buyers or at least have access to cash. Attending a real estate auction is free and only requires the courage to strike up a conversation with one of the bidders to find out what they do. If they purchase outside of auction, they may be a great investor to add to your list!

Most of the buyers I have are from a list I created. I had my realtor give comps of the homes that sold in the last 6 months in the zip code I had a property in. I did a tax look up and then recorder of deeds. I then looked up if it was an llc the name of the organizer and agent of the company. Then I went to zaba search and whitepages to find numbers:) Matter of fact the buyer I have a contract with right now was from doing that.

No prob I am actually working on out of state ones now that don't buy here but trying to get them to:) we will see how that goes. The reason for this is one of the people that purchased a property from us actually bought our home and fixed and sold it to an out of state investor. And another wholesaler friend of mine went to a big conference in Cali and hook up with some buyers there too. I am going to get as many as I can. I have a lot of buyers but not very many movers and shakers. All talk mostly or they don't have money LOL.

I think the easiest way is to request a list from your title company of the warranty or grant deeds which do not have mortgage deeds or trust deeds recorded against the property and where the property was purchased within the last 12 months and purchased either by a person or a LLC. And where there are multiple purchases by the buyer.
you will have the buyers mailing address so go say hello.
heard though that the title company's will charge you for the list? Still unsure if this is true or not? Did they charge you when you asked for the listings?

As far as going down to the local county court house and filing the NOTICE OF OPTION, is that necessary or does that just make things a little easier cause nobody at all can basically buy that property. If thats what the notice means anyways???
I would record a memorandum of contract not an option. BTW if you don't buy to release the memorandum you'll need to record a quick claim deed.
Mine doesnt however I have been doing business with them for a loooooooong time. It is also as easy to jump on listsource.com and do a quick search for your area to see the count. Listsource does charge however this is a very good list to have...
