Starting Point REI Journal

Boy this day has been great so far and it is still early. My family has planned a dinner right at the time of the conference call....I don't know how to handle it...I know in tradition Dean is going to make an offer for those on the call and I can't break my hubby's heart...he really tries so hard to plan stuff for me. Oh well, I will leave it to chance.

I have not gotten a call or email regarding my agent letters or my ghost ad...but I will not give up or be defeated. The show will go on!!!!

It has been a while since I posted but, not a while since I been here. I have been reading and keeping up to date with the great things that Dean has been doing....just no funds to take advantage of but, I am not going to let the lack there of get me down or stop me from moving forward. I will use the forum and the 3 books along with other free information to move myself forward until I can step in a little deeper.

So I posted the ghost ad and not one response, and I sent letters to homeowners and not one response, then I sent letters to Real Estate Agents and not one response. So now I must keep doing what I have done a little harder b/c I know it is a numbers game.

Since the last time I posted my sister in love WON her fight with cancer and she is resting in the Lord now.....we have been dealing with the arangements for her services all week. It has really affected my kids and hubby hard. I am really going to miss her. So once we get pass this point I have to dig deep and work hard to change the legacy of my family and I will.

Oh well just needed to plug back in.

Sorry for your families, loss, there really isn't much to say that helps is there. I am in the process of sending out postcards to homeowners who are 60 days behind on their mortgage. Your numbers are not encouraging. I will let you know how it goes. As you said dig deep and keep moving forward, it will happen for you.

It is all a number game I learned that in sales. You have to keep hitting and it will come. I always think it is more about the motion the continue to aim at your target.

So keep going. So tell me are you working with a realtor, I need one bad but I have not found one that is wanting to get on board.

i am so sorry for your loss, but at least we know where she is and there is no suffering there. she has probably all ready met up with my Mom. we figure Mom got right to the business of trying to run things up there the minute she arrived, along with dusting and cleaning everyone and everything. i will contact you Wednesday-ish or so. glad to hear you are hanging in there with your numbers game. persistence will pay off. see you soon!!!

So I found this little ebook on a blog site and I think it is going to make all the difference in my REI life at least to assist me in getting started. I read about this all the time and I have even said this was my problem in the past just plain ole being overwhelmed by tooooo much information. There is so much out there and it all sounds so good. But enough is enough I have to stream line my information and that avenues to which it comes.

Now I love this site and the dg family but it still is alot of information and I get so caught up that I am not doing anything. Well anyway I was reading this little ebook from www.goodfaithinvesting.com and it gave me some clear steps broke up in 7 days...now it is taking me more then 7 days but I am doing each step. So far I have wrote my goals and now I am working on my exit strategies, now while doing this I know that many of my buds here have ask me these question yet, I still could not see clearly. But today I see better maybe it was the goal writing session.......So I know want to start with wholesaling, b/c I have no money and close to rock bottom credit...now the next thing I have to figure out is my lead source......this may take awhile. But one thing she mention was having too much enough coming in via email and trying to read all that plus be on every webinar, podcast, video via you tube...So my next job is too clean out my email box and unscribe to some of this infromation that has in pause d/t my state of confusion. I will be doing this tonight, I also have emails coming to more than one account, I will be fixing this also.

Oh well back to lead source now she suggest I study each one now, I am sure I read this before just did not do it....but, I will this time. I know I like "deliquent tax sales" and I actually understand that process but I am not sure on what I will do next. I would like to add that one with one more that can possible generate a lead a little faster....Oh well I guess that is why I am studying to figure out which one will work for me right now in my life or with small adjustments. My work is cut out for me but, I am up for the challenge. Until next time. Much Success.

Going to clean out email box and subscription.

So I have been giving this area alot of thought, I know I want to Wholesale d/t I need to increase my cash revenue and no funds or low and credit is shaking. So I'm started reviewing everything I have read thus far and picking up some new wholesaling info......I also like the lease option b/c this is a great way to assit families that may not be able to purchase house anyother way. My main question is what lead sources do I know......Now this is when it all gets grey to me....I am going to study Carol Stinson and some other great wholesalers....I really don't want to do the bandit sign things it seams in my town OKC there are some but not a lot and they don't stick around long.

What lead sources are you guys using?

I have been really digging deep. It is not to easy when you have to face the fact that you have no money to spend to move this thing forward it is simply up to you.....I know people say charge it - well you would have to have a credit card and I don't.....Or the say borrow it - well in your family when you are the person that everyone borrows from then what....I can tell you what I have decided to DIG DEEPER...I have been focusing on Carol Stinson's process first..I have reread all your journal and any other post I found along with her website and anything in Dean's book that goes with, that is where I am now until I get complete and full understanding.

Still got a lot of questions regarding lead sources but, I will get a better understanding of that along the way.

Erika, you're on the right track, doing what you need to do. i think Carol has added more stuff to her website so it should be a huge help to you. whatever it takes!! see you soon.

Still digging deeper no matter obstacles life throws at me...I know I am a winner and I will make it happen. God is with me on this and I know that to be true.

I have been really reading a lot concerning Wholesaling I know this is my starting point. Still haven't made a decision regarding lead sources but, that is too come. Maybe after I spend time with Linda this weekend I will be able to make move in the right direction.

Alot going on in my life, My grandmommy past on yesterday, she was the joy of my life. I'm really going to miss her.

Well through this journey it has become clear to me that I need guidance and accountablity. I am a self starter but, I always get stuck and end up on pause.

So from that statement it is a fact no matter how much information I read and how much I post, I am never going to be a REI until I do a deal or do the steps consistantly to get deal.....and that is not going to come until I get in a mentor/coaching program.....and I am not going to be able to do until I get some money freed up to get started.

And that day is coming. So with that sad I have put the house on the market and I am not going to change my mind. I took some advice and did the research and found me a short sale specialist. Now we are not in the foreclosure at this time and I am so surprised but, I know no matter what it is out of control and it is just not in our best interest right now to do anything else.

Now on the other side of that coin, I don't plan on filing bankruptcy. It is a "B" plan though if they end up taking my house in foreclosure. I'm ok either way it goes...this entire situation has taken too much of our energy for the past 2 yrs and I believe it is the reason I can not get moving....You would think it would be my why but it is not my kids are and that is why we have made our choice. Just want a do over.

We ar talking now to a lady that has a great house that is still over in our community and school district she has not said yes but,she has not said no and she keeps in close touch with me. It's cool b/c she is an investor her, her husband and son.....but I'm sorry to say this they don't even know what I know and I can help them build a busiess and a great one at that. I will be talking to them about me finding them some deals. (finger crossed)

Oh well that is enough for now. I hoping to get up to Tulsa to meet up with Linda this weekend before she hits the highway....I want to pick her brain and put a face to the name and voice. We till have 2 cars in the shop and it will be hard to take the only car and make that move. Oh wel (fingers crossed)

you are still moving forward and it sounds like you have built rapport with this lady investor. it also sounds like you are at peace with whatever happens and are letting go of the situation. good for you. now you can move forward faster and better. i hope you can make it on Sunday, but don't forget i will be back this way in a month or so if things don't work out this time.

I made it and now it is time to push and fight my way towards my destiny. A lot of people said don't do it but when you don't have a choic you do what you have to do to keep your family a float. So I walked away from my house I tried every avenue I could and finally I got a letter from the bank that told me Short Sale was not an option for me.....that is where I drew the line. So we have moved and sold everything we could to make it happen. My husband is looking for a f/t job he plan to work nights 3rd shift so that is still around to work our business. We are currently working 3 projects 2 house exterior paint jobs and 1 fence repair job. God is good.

We are waiting on the legal phase of the house but, we are ready for the up hill climb. Things are looking up and the stess has left the building. I am not proud of the steps that we have had to take but, on the other side I had to make a move for the sake of my family...i don't want my kids to think their parents are quiters just saviors.

Well REI has been on the back burner and this morning I woke up with tax leins heavy on my mind....a few months back I purchased a product from the last seminar I went to and I have not started working it yet but, today I did. I also look at some free info on the internet buy www.taxleinlady.com she is great and has alot of good info. I got some others names from my pal Linda and I plan to look in to them also. Not planning on spending any money right now just going to work what I got and soak up all the free info that is out there. I am also going to plug back in to this site. I really still want to wholesale but for some reason I am stuck and just can't get moving in that area....not to say I am giving up.

I started on a self developed 90 day journey that covers 7 areas of my life. Today is day 6....during this time I will be doing alot of fasting and praying to gain clarity and over come some obstacles that I have allowed to hold me back....I say no more. I have been doing some confessions daily and I will be completing my vision board in this month. I have to get to the root of all my poor decisions so I can go forward to reach the things that God has placed on my heart.

What God has for me is for me....and I want all that is for me. Amen

Just catching up on your journal, and all i can say is - you are one strong woman! And I definitely beg to differ when you say above that you are not proud of the actions you have had to take. To the contrary!!! The actions you have taken require extreme courage, and you did what you had to for yourself and your family. You should be very proud indeed. And I am so inspired by your fortitude and strength, and how you are looking forward, counting your blessings, and doing great things for YOU.

What a joy to see that you stopped by my journal I hadn't posted in so long and after talking to Linda via email I know it was time to move forward. You ladies keep me so inspired to do great things in REI. I'm looking forward to what is infront of me. I have been confessing my next chapter - speaking the right things in my future.

i totally agree with Laura J and i could not have said it any better. glad to see you back on here. i'm kind of like you with the wholesaling thing. everyone says that is what i should be doing, but my heart just is not in it. it's not that i won't do it, but that is not where my heart is. things will work out and you will know what you need to do when the time comes. i'm very proud of what you have done and are doing. YOU ARE A WINNER!!!

Happy New Year DG fam. I have missed everyone so much. I have missed REI so much but, I am back and on the 3rd day of the NEW YEAR I have already taking steps to get movin.

Life got really crazy the last 5 months of 2010 but, like they say what don't KILL you WILL make you stronger. And OMG I am one strong chick....God is so good and He has been right here with me and my family the whole way. We suffered some BIG lost in 2010 but, we truly believe that is setting us up for some BIG gains in 2011.

Today I have been working from the sofa catching up on the DG site and send email to go friends. I also have been working on the outlife on my goals/results list for 2011..I decided that I am not going to make any resolutions but only a results list because that is ALL that I am open for in 2011 is RESULTS....RESULTS come to me now...speaking it, focusing on it and meditating on it all day long. And taking action. No more talking just a lot of walking...I have been thinking about it and talking about it long enough.

Not looking for RESOLUTIONS in 2011 ONLY RESULTS!!!!

So today was my first day back at work and I must say it is so hard to focus on work when your goals are clear and your passion is focused in a specific area.

After work my oldest daughter had a basketball game and I needed to go grocery shopping so I am just getting home after leaving my house at 7:00am it is now 10:00.

The entire school ball thing is really bugging me, my daughter is a 3 point shotter and she has a range of a men she shots from the NBA 3 point line. She is hot but, she is over weight and her High School coach seems to have a issue with her thickness. I want to slap the women but I know I can't at least not rightnow. So I generally go and chear the other ladies on knowing my daughter should be out there, this is our last year of high school ball and it is on to college. She play AAU ball during the summer and that has provided her alot of opportunities to be in fron to some great coaches that are fully aware of what she brings to the table. So soon we will be traveling to look at college campuses and attend try outs. Oh well enough about that....

One thing I did get off my to do list today was focusing my niche....
1. wholesale ( b/c my cash is low and my credit is poor)
2. assign (same reason as #1 and it can be quick cash)
3. main focus is going to be L/O

The more I read on DG.com that is the area that really speaks to me.

Now later in the year has the market changes or if the opportunity presents itself I really would like to do a flip, I love the thought of rehabbing a property and that has always been my dream

I really like tax lein also so if I can use that technique to obtain some properties that I can later rehab and then do a lease option that would really be hot.

I also had to clean out my email, remove myself from list of alot of the info I get that clouds my mind regarding what road I should travel.....If the information is not regarding my niche area I will not be taking it in for at least 6 months.

I am currently looking for a script to use or some questions to use when I start caling to build my buyers/sellars list....I am going to sit down with the classifieds and make some calls later this week. While I focus on my reading and planning.

Sorry so wordy but, I promised myself I would put it all down this time. As many days a week that I can.

good job with the emails. i've been doing that myself. if i have someone's course, i will stick with them, but other than that if it's not about L/O's forget it. too much information coming in gets confusing. i'm reading that free ebook we got yesterday and i'm very pleased with it. by the way, if i didn't reply to one of your emails i'm sorry. i don't know if i missed one or not, but i wanted to tell you to call me anytime.

Linda you are great, Yeah I have been reading and I really enjoy her style of writing makes it very easy to read. I do plan on purchasing some more of her products in time. I know Dean has some great info and some of the best first step info in his books.

I am really wanting to attend the EDGE this year but, I have not seen any info on it, now I'm sure it is because I have not been plugged - So I'm going to be digging around for that information this month also. Do you plan on going?

i believe the Edge is May 13-15. i have it on both my calendars and i believe i will be there. i really don't want to fly, but it's a 28-hr drive so i will have to see about how i can work that out. gotta get some deals going so i have the money!!!

Oh well I just checked my calender and I will not be able to attend yet again. My oldest daughter graduates that weekend. So that is bitter sweet.

So glad this week is over it has been crazy but good and productive. We feel like my family is heading for some serious greatness......My daughter really got up under your skinn the other day with some off the wall comment, got my mom, myself and hubby really HOT but, we have to hold our position and let God do what HE is doing with this matter.....and believe you me it is not easy. She is in tournaments this weekend and next weekend.

Found out her graduation date is the weekend of EDGE 2011, (happy tear and sad) so I will not be able to attend yet again this year. OMG Never again.

So I have made contact with two sellars on 1 SF and 1 deplex, but after listening to a webinar or at least half of it due to time I am questioning if I need to focus on one purchase type and one purchase location and one purchase style (feedback please)

I know my niche I want to work in is L/O I like it b/c it saved my family after we lost our house. I am researching the laws in our state to make sure I stay with in the guidelines with my paperwork. I also really like tax lien.....I know I have said this before it is because my mon has worked in that field and this is the area of REI that I have heard about and dreamed about ALL my life. So it is very hard to put it aside. This summer I went to a 1 day workshop that was put on in Dean's name and I brought the product...I have been getting calls from them and I want to check it out the sell is coming up in Oklahoma soon. So we will see, I know I got to get FOCUSED big time.

A lot of progress is going on with our basketball organization, 6 teams going in to Spring 2011 some really great coaches are coming and linking arms with our team....it is really bring joy to my hubby which brings me joy....working on the logo and website this month.

Many hats but I love it and I promised God that I would go and not give up. I don't feel overwhelemed been really working on time management this year and it is going quite well.

Oh year before I go I am working on an event in Oklahoma it is called PROMise.....it will provide under fortunate young people with everything they need to attend the Prom regarding their attire. I love the opportunity to give back.......If you want to know more PM me I love to share.....And we are always looking for sponsors it is a tax right off and that is always a good thing. OMG never in a million years.....I got a call this week from my finance company that holds my care not......and the told me I was a finalist in a drawing to have my car note paid off!!!! And I WON!!!! Paid in Full no more car note!!! Amen!!! Amen!!! Amen!!!!

OMG this is the 2nd time I am posting, I did something and puff everything was gone.

So Today I continued my journey on my study path, I have listend to several L/O webinars/teleseminar. My goal is to get a lot of information under my belt by 1/31 now I know I want have all the info I need by then but I fell like in that time frame that I will have enough to start having it make some kind of since to me.

I'm working very hard on balance....so today after working 9 hrs at my full time job. I came home and 1st I put in about one hour on my home finances..I have what we call the bill binder and it is a complete 12 month process that we have come up with after 14 yrs of marriage and money....it is simply a 3 ring binder with 12 dividers that have pockets on both sides in the middle of each divider is a calender for every month. The system may sound really silly to some but when the bills come in we open them right them on the calender and then place the bill in the front back - once the bill is paid it is placed with the receipt attached in the back pocket behind the calender...if we have to make any arrangements they are noted their also....this system has saved my marriage! Oh well enough about that.

I also got to order some bandit signs for advertising for our Home Renovation biz......I can't wait til they come in....working towards spring time work for the biz.

After my chat with Linda my buddy (thanks Linda) I feel like I am heading in the right direction....with my choice of area of investment.

I have actually started my communication with a homeowner that has a SF home I want to continue that communication I am just a little nervous just b/c I don't feel like I know enough to move forward. I have a huge list of questions, I am suppose to talk to her tommorrow so who knows.

Oh well I must get off I still have some reading I want to do before I go to bed.

OMG I really want to scream......I have been reading and listening to webinar and anything and everything I can get my hands on.....I feel like I'm stuck though b/c I just can't understand how to get moving with no to very little money and really bad credit (pending bankruptcy).

I'm not going to give it no matter what I know I am just missing something or over thinking what is next.

Oh well once again I am not even sure who is reading this but I will continue to post if for no one else but for me.

I also listened to a webinar of Tax lein is turned out to be more of a sells pitch so I didn't listen to it all the way through b/c I have already spent some money on a tax lein system so I will use it at least to gain some understanding.

I really feel like this is my time so I will not give up no matter what.

I have been doing well with my balance....just a enough of everything. The commercial is running from us winning the contest to have our car note paid off.....it is really funny I have been getting calls, text, IM, and messages on Facebook and Twitter.....I need to get me new venture out in the public like that....just to be able to talk to that many people and get some deals would really make me feel good.

I'm going to go back to reading some information on L/O before bed at least another hour.
