my name john I've been stumbling and bumbling my way through this but I can say there are alot of nice folks here you are in good company. Help is never more than a click away I have learned so much in the last 2 months I don't believe it I read deans book in January I don't remember when I started on this web site it has not been to long a few weeks at most and the same for this computer. NOW the fun part I just put in my first offers on 16 homes this past weekend Bob my REAgent is happy to he's sent me alot more homes to look at

Hello John my name is Joshua.Thanks for the up lift. It is nice to know that I'm on the same track as everyone else. I haven't put any offers in yet, cause I'm not sure if I should get a realtor that is in my town or the town in which I want to buy houses. The buyers that I want to market to are in another areas. So I'm stuck, but not really. I here that an investor will search two of three before finding " the one". So that's the plan for next week. Just go talk to one.
Also wanted to wish you luck, hope you can land something with a good end user. Which Denver do you speak of? NC or CO?

I feel your pain as I too had a wife who didn't really care to help me/us move forward in a career of RE investing. For this and other reasons, she is now my EX wife
A couple of things to think about... #1 success is not always right in sight. It could take some time before getting all your ducks in a row and your sales coming regularly. While some have had success in 30 days or less, others have taken years to get that elusive first sale (I fall into the second category)so you should never get discouraged. I spent all that "extra" time learning and honing my craft that I can speak on a few different levels about investing even though I haven't been able to put all my knowledge into action (and I'm okay with that. )
#2- there are many different ways to approach RE investing and they are all tied into the market conditions for that particular area.
OK, so the short version action plan for you should be to get a realtor in the area you are looking to invest in. The area to invest in should be where your buyers are buying. Your buyers list is THE most important thing for you to be doing first. With no buyers beforehand, you are not investing, you are gambling and that could be very dangerous in today's economy. Dean's books run through exactly what you need to do in order to start getting your buyers list growing. If you haven't read them yet, I'd suggest you stop doing anything else and read them first. Read them in reverse order of when they came out (ie read "30 days to RE Cash" first then the others.)At some point you should have read them all so that you have a wider understanding of what strategy is best for what part of the cycle we're in.
Along with the books, read through the threads here on the site. You will get some easy answers to some hard questions here. Use the search box under Dean's smiling face up on the left top side of the home page to find what you are looking for.
