This was a 3/2 sf that the seller had listed for $125K with an ARV of $149k. He had done all of the rehab ( kitchen,bath, paint,etc:) except for the carpet. We negotiated the deal down to $85.3k and got it under contract. I assigned the deal the next day to one of my buyers for $95k. The whole deal took 3hrs to include walking the property. Good to see that someone is wholesaling here in the 757 area. Wish you many more... I do have one question though: how did you get the owner to drop the asking price 40k on an already rehabbed property? That's definitely inspiring. Was it really just the carpet...? With that negotiation, that's not just getting your foot in the door, that's kicking the door open. Once again, congratulations.
I learned a long time ago
I learned a long time ago that you look at a persons actions and not their words. When I made the first counter offer he dropped $20k. His agent said that was as low as he would go. NOT, I countered back and got the contract. Take the emotion out of the deal. Real Easte investing is a numbers game, if the numbers make sense , make the offer. Sometimes you have to remind your agent of that. Listen to your gut, don't get pressured into making an offer because someone says you need to act fast.
