Hello everyone. I'm so excited to be able to finally say that I took the leap a few years ago from a Master Plumber to being a full time Real Estate Investor. I currently still own and operate my Plumbing business while rehabbing properties, wholesaling, fix and flips and offering rent to own. Im married to my lovely wife of almost 5 years and we have a beautiful 3 year old dadies girl. Real Estate has changed my life and I will forever be greatful to Dean Graziosi for the knowledge he has shared!

In regards to determining what might be a good deal, try to get comps of similar homes in that area that have sold within the past 3 months. A realtor can help you in getting comps. I was reading some of the post and read yours. So I was reading your information and saw that you joined in 2010. I was just wondering how have you been doing since then? I am just reading my Dean's Profit from Real Estate Now book and I have been looking at properties for a little while now. I can't wait to get my feet wet and jump right in. I just don't feel I have it yet. I have to build my buyers list first and also I want to find out how I can get my own duplex with no money down. I am between jobs and start a sales job tomorrow. I really wish I had the funds to purchase my Coach already! God bless and please let me know how much you have grown with your Real Estate Investing.

From wholesaling to tripling profits!

Hey DG family! I wanted to share how learning different strategies from Dean and Matt changed a few of my almost failed wholesale deals into a money making machines.

Two years ago, I was wholesailing full time and I realized I was leaving a lot of money to be made on the table. I started to mark my wholesale fees up higher and got stuck with one at closing time. A week before closing, I had to scramble to find private money at 10%. Luckily, I found my private lender who closed the deal with me paying 10% up front and 10% annual. After learning some of dean's strategies and from other students, I structured the deal as a rent to own with $5000 down, 650.00 per month for $75,000. I Purchased the home for $30,000 with $3000 down and payments at $300.00 per month. Right off the bat I pocketed $2000, and for the past two years have cash flowed $350.00 per month. We are now set to close this deal at $70,000 in which I will clear almost $45,000. I could have wholesaled the deal 2 years ago for $5,000 cash and walked away not knowing the full potential but with The knowledge that I had learned through all of Deans teachings, I knew that there was another way to make the deal work!

This has happened time and time again on deals that no one else would touch because they didn't understand the other options available. Dean teaches a lot about thinking outside the box and this just gies to show that doing that can offer you so much more potential in your real estate success!

Wobble wheel gold mine

Who says you can't make money wholesaling wobble wheels(Manufactured homes)? When I get calls on mobile homes, I stop what I'm doing immediately and go meet the seller..Why? Because I know how hot these homes are. You can make $$ in so many different ways buying and selling mobile home so don't pass them up. Me and my broker purchased one for $9k a few weeks ago sold today for $16k! Kitchen table closings are the best closings! To top it off the buyer has hired me to do the rehab! She will be all in this property under $25,000 and after all expenses will net over a 25% Annual Return in investment! These manufactured homes can be a gold mine if they are purchased and sold correctly!
