I am located in Raleigh, NC. I have been trying to invest in property for approximately five years. I begin the process and then I stop. This past year I decided I would try to purchase a home to live in using a technique taken from Dean's book.

Since I didn't have any money I decided to purchase with a family member. I hooked up with a realtor who showed several houses over a 3 three week period.

I made an offer on a property that was in foreclosure and after a couple of counter offers, it was accepted.

I did purchase the home for 80% of the offering price and felt pretty good about it.

I am now going to step out of my comfort zone and look for investment property.

I find that its still a struggle to keep it going.
