Came acrosss a great home to assign and still trying to calculate the total repair costs. Onlt thing it needs is windows and its a single family home. Most window companies i called said i have to own the property before i can get an estimate.
Question- whats the average price range to replace all windows in a SFH?

Depending on the type of windows you choose. Do you want grids, triple pane, argon gas, double pane? Keep in mind special size orders cost more. If you have the measurements Home Depot or Lowes can give you a quote with installation.
I have contractor accounts with local vendors that are usually less expensive than Lowes and Home Depot. Of those two I think Home Depot is less expensive. Also, if you are a Vet or Active Duty/Retired/Reserve they will give you a 10% discount. That 10% becomes significant when you’re doing a full rehab.
A typical REPLACEMENT window in the homes I rehab is about a 34 X 46 Single Hung, without grids triple pane argon. However, nothing is standard when it comes to windows. Best you can do is narrow it down to the most popular sizes if you dont have the exact measurments. I can get that window all day for $120 and get an installer to put it in $50 per window.
But those are my prices with the vendors I use. Not sure what the window market or vendor connects you have in your area Id estimate high to be safe and say the same window installed id say $300 - $350 per window to be safe. Not knowing exactly the size or what type and style makes it hard to put an estimate on what you need.
Rule of thumb always estimate to the high side than to estimate low and come up short. Also, if you are talking about a Bay window or an irregular size special order, throw that price range out the window lol. Keep in mind special orders have a time restraint also generally at Home Depot 2 weeks.
Now that’s assuming you’re going with a triple pane argon possibly grids. Also, I have bought replacement windows from Habitat For Humanity for $50 per window (used)
If you call one of those $99 per window people, and they are everywhere usually those windows aren’t the size you need for $99, well that’s been my experience at least, and watch out for the junk fees, they add up quick.

there are some companies online (google window replacement)where you can enter the size and number of windows and it gives you an estimate; the more windows the less cost per window.
If it's only a couple of windows that need to be replaced with frame, I would estimate $500/window.

300 per window! It will all depend of type of window and probably which vendor or even area of the country you live. However I would say it is safe to guess approx 300 per window, but again you may check lowes and home depot and they can probably show you some windows and give you rough quotes. Be careful though, because sometimes they will quote you the bare minimum and forget about installation, or hauling away charges, etc. Ask the right questions!

I assume you heard about "Boots On The Ground". One morning they took us to Lowe's. We looked at every item, that usually needs attention in a rehab. We wrote down the prices including installation (Lowe's provides both of the prices).
When you look at a house you can use your list to quickly get a pretty good idea about the rehab cost.
If you want to be more specific in your case, measure the windows and then go to Lowe's.
Making that list and updating it every once in a while is time well spent.

Another thing to consider is are you going to use a nail on window or retro fit? The price is usually higher for nail on as they require more labor.
You can't really estimate the average for any SFH because every house has different number of windows. You base the estimate per window and multiply that by the number of windows.
Can you get away with just replacing the window panes? That would be your cheapest option if you can get away with it, those only cost about $25 each. If you need to replace the entire thing, I would estimate at least $400 per window.
The best thing you could do to get your price is get a detailed quote from a contractor for the entire job.
The next best thing I would do is to go into Menards, Lowes, or Home Depot and ask a window specialist.
That's just me though, there might be a better way.
