been workin this one for mnths and FINALLY closing on a SWEEEEET deal.the house was listed at 65,000 then lowered to 59,900 ...i offered $25,000 and GOT IT after awhile !!!! this is a 3-4 bedroom home in a nice neighborhood that has a nice porch and a GIANT storaqe barn and garage !!! the owners are the children of two deceased parents.the children live in florida and the parents were in a nursing home so there were some leins on the property.the property is about 3 miles from my home in franklin county new york.
i have a few buyers that are lease option buyers that WANT THIS TODAY but i believe i am going to try to flip this for a quick profit.i am going to try to get pics of it if i can.i WILL have pics on facebook and craigslist for anyone who may be interested in a cash sale .I am going to ask 55,000 and negotiate from there.the rtepaire cost on this is approx..$10,000.

i am SUPER EXCITED on this one as i believe it will go quick !! will keep you updated.
i have a lease option buyer with 5000 down that is willing to go 60,000 with 8% interest.if i dont sell quick then i will lease option.with tax strategy and all i have to way the pros and cons this late in the yr !!!....

for this deal to close !! it has been a few mnths working on this deal and FINALLY closing ....for awhile i didnt know if it was going to happen but PATIENCE and PERSISTENCE ruled in the end !!

DAN1: I USED RWO DIFFERENT LINES OF CREDIT.i used the balance of one i have with key bank and the rest i needed to make up the difference from another acct on another line.as soon as i sell i will pay off them and pocket the difference.started to market already and have many possible/potential buyers.marketing on craigslist,facebook,sfl,local free trader and word of mouth and investment club !!!! should be able to turn fairly fast !!!

I have only done one deal..A house for myself!But it's was a REO NIGHTMARE!!It took me 3 MONTHS to close it & I thought I was gonna loose it so many times & wanted to GIVE UP but it was a great deal & I wasn't gonna give up no matter what & I just wanted to say to other people here on DG DON'T GIVE UP trying!!!
You have to stick with all the up's & down's & just ride it out!!It's 3 blocks away from my parent's house in a GREAT! area & I have about 10k equity right now but the area is where I really made out!!I was looking on the MLS for over a YEAR because I refused to settle for a property in a crappy area!!That's where my budget wanted to put me but I stuck to my guns & it PAID OFF!!!Jay..How do I get some rental property's now? lol

Dan: what a feeling...when you KNOW you gave it your all and tackled all the obstacles huh?? Makes it soo sweeeet!!! Now take that same mindset and tenacity and go get some rentals.MAKE OFFERS,MAKE OFFERS, MAKE OFFERS....just make sure the numbers r right and try to get them close to you so u can have CONTROL .....at least for the first couple.look at your local backyard market.......be patient and one will SHOW uP for u !!!

Sandra and Greg !! this deal was very sweeet because it took so long and jumped over some obstacles that teach valuable lessons and i gained some more experience in dealing with the county and leins and attornies and real estate agaents.It show my real estate agent that i was willing to learn and DO what it takes to see a deal through no matter what and NOT GIVE UP OR IN until i made IT HAPPEN !!! PERSISTENCE!!!!! in turn i GAINED some MASSIVE CONFIDENCE in doing more deals and negotiating and communicating !!!.overall it was an AWESOME EXPERIENCE. now i NEED to turn profit and make another deal !!!
