Hi everyone; I posted this last night on FB in CFIC Group and wanted to share with the DG Family. I'm wise enough to know not to count my chickens before they hatch, but I'm really stoked!! It may or may not happen, but NOTHING will if you don't keep PUSHing!! This potential deal just popped up out of nowhere and is from a contact I made more than a year ago. It's just proof that getting out there and taking ACTION of ANY kind breeds opportunity!!!!
Hope you enjoy! Maybe someone that reads this, that needs a 'kick start', or is feeling down about their progress, or lack thereof; GETS BACK UP and tries again!!! Those that know me, can surely attest to my struggles to get going in the past!.....

Had a Buyer (local L/O 'king') contact me 1 week ago looking for a pkg of 5-10 Turnkey Rentals w/very specific criteria....wanting to close FAST - CASH!!! Had a couple leads frm an investor I've been trying to help sell a pkg (for a LONG time), but he wasn't real interested. I said "OK, let me check out some sources. BTW, have you searched CL, yet". He said "no".
So, what did I do? DUH!! Took ACTION and hit up CL!!! Got 5 responses, and 2 good leads. Found a Seller that had an ad for 4 props, and built a relationship...awesome guy. Ended up putting pkg of 9 together and forwarded info to Buyer. Best thing is, his props fit criteria to a 'T', and are super high quality, with A+ recent rehabs, the works, etc.
Finalized pkg with pics/pricing last night, and was told late today that offer would be no later than this Friday. First offer came in about 2 hours ago!!!!! Buyer's chosen 8 of the 9 to offer on. If it goes to closing on all 8, I stand to make a PRETTY PHAT check.....16 BIG BOYS!!!!!!! I cross my fingers and will pray very hard, for sure! You just don't know what that could do for us, as I've been in 'dire straights' the past couple of months! And....BTW - if any of you are praying souls; please say one for me, too! Sorry for the long rant/post....can u tell I'm pumped???!!! LOL! Getting late now, so gotta go finish my dream of completing this deal!!! :-)"
Here's to a successful day of negotiating! I say, let's get this one done and watch the "dominoes will start to fall"!!! Woooohooo!

I noticed we share a connection of similar backgrounds, being in the food service industry. It definitely takes a kindred soul to to 'hang' in that business; much less as a server! I was let go from my server's job of almost 3 yrs; 2 months ago today!! Little did the 'jerk' know, he did me a favor. Desperation and necessity has no doubt, ignited a sense of urgency and helped to 're-light the fire'!!!

Seller countered Buyer's first offer today and I felt it was fair and decent! He removed one property (best one), felt he had too much money in it, compared to amount offered. Also, passed on info that 2 of remaining 7 had tenants that were in arrears...both due to "acceptable" circumstances.
Got an email (followed by a call) from Buyer that due to this; he might not be able to take ANY of the properties!!! I went to work FAST and did some heavy 'splainin'!! Knew I had him on the hook and that he REALLY likes the deal!!....yes, I could 'read' him thru the phone! Told him that it was a huge shame to let such a deal go. Gave him details on the 2 delinquent tenants....that one had previously lost his job; the other recently had a child and could not work! They are both on 'payment plans' that will bring them current w/in 4 months.
I also, explained why Seller had removed the "best" property. I then asked why he had not offered on ALL 9. This ninth one has a 1/1 apt in back and rental income for both totals $1075/mo!!!....note this is a 'distressed' area!! Buyer said he didn't understand why there were 2 properties listed and only one asking price; so he didn't offer on it!!??
Anyway, to make a long story short; I have smoothed things over and Buyer is still VERY interested!! I am waiting on his counter for ALL 9!!!! Can you imagine; 18 G's coming my way????!!!! Like I said....I got a feelin'!!!

@ Diane - I've always "thought" that I trusted in Him, but have recently learned that I must wholeheartedly have FAITH, and know that I am favored! I know He will provide and is truly responsible for this opportunity. Do not worry; my knees are hitting the floor HARD these days!

First of all....thank you Ray, Mike, and Tammy, for the prayers, compliments and well wishes!
Here's the latest, as of a few hours ago:
- Got counter from Buyer last night that I was hoping for and presented/forwarded to Seller. I’ll give a quick recap of scenario:
- Seller originally was asking for total of $320K for 9 properties. Note that 2 VERY NICE ones; he was asking $50K/ea. w/total income of $1925/mo.
- Buyer countered with a total of $232K for 8…eliminating one of ‘nicer’ ones that had a separate 1/1 apt included. Seller’s total asking price for these 8 = $270K
- Seller countered with 7 properties; total $202.5K. He decided to remove ‘nicer ones’, as he felt that his investment in them was too high!
Note that Buyer was VERY interested in these high income houses (see my comments on 1st update).
- Buyer countered with total of $297.5K for ALL 9 last night. This is 93% of Seller’s original asking price!!!
So, can you see where I got my feeling of confidence??!!
Here’s Seller’s response I received this morning….
“John,
Thanks I will consider offer.
I need to speak to my accountant and I am considering another options as well.”
I really felt we were on the cusp of sealing this ALL CASH – FAST CLOSING deal! Needless to say, I feel pretty deflated and am not quite sure how to respond. The Buyer is VERY anxious to lock this up!!...and OBVIOUSLY, so am I!!!
Don’t know whether to answer his email thanking him, etc.; or call to find out the real scoop. I don’t want to seem over anxious, as I think the Buyer’s last counter has already done so! I interpret his last statement as “other options” than me/us, and not another “counter offer”.
So; what do any of you think? Any advice from some of you seasoned vets???? I’m all ears and in dire need of saving this deal!! If it doesn’t happen; that’s okay, it wasn’t meant to be.....but MAN!!!!

I am not claiming to be a 'seasoned vet' by responding here, but when anyone puts out an asking price, they know that the majority of the time they will not get full price. I think he is probably very tempted on this and just does not want to jump before he consults his money man.
All cash talks and his accountant will probably say the same thing. Hopefully, his 'other options' is not speaking out of an 'all cash' mouth also.

Thanks Karen; what you say makes a lot of sense. He'll surely have concerns about capital gains, etc. on a $300K payday! I feel as though I've built a good rapport with this guy (Seller), and his response definitely seems uncharacteristic! It's hard to resist the urge to call. Patience is a virtue that I was NOT blessed with....I'm a "type A++" all the way!! LOL! Something I need to pray for on a daily basis!

Thank you for sharing your deal with us. There is ALWAYS something to learn as I read these forums. Such a sense of comfort knowing that we all go through the emotional roller coaster trying to pull the deals together. It's really awesome to see the support that comes from everyone on this site! So, after almost 3 days on pins and needles, waiting on Seller's acceptance, I FINALLY talk to him early this afternoon. I had decided to call because I felt that my Buyer at least deserved some type of response!....my other reason is obvious...DUH!
HE said that after talking to his accountant, it was best to keep at least 4 properties (all in one area) for passive income, and that the capital gains, etc., on a sale that large (almost $300K) would just be too much!
I reminded him that my Buyer would almost certainly still be interested in a package of 5 properties. See, I noticed that he had placed his ad on CL again; the one that I had originally answered....hmmmm?? He said that he wanted, to stick to his original game plan of selling 5 houses. That he would "put everything in a email and send later". He also, mentioned that he was curious (had concerns?) about closing such a "cash" transaction, and the "terms"?? I suggested that he state terms he needed in his response, as he should....everything is negotiable!
Anyway, so far, nada!...hopefully, I'll know something tomorrow morning!
I must contact my Buyer now to give him an update...ugh!
Thinking positive thoughts and praying he's still in a buying mood and that Seller's still motivated to sell!!

argh!!! that is really weird!! why would the seller put them up for sale in the first place??!!!
just keep in mind, that he either gets the terms or gets the price, but not both!
also remember, there are always other deals out there, so don't get hooked on this one and neglect other possible deals out there...
of course, I am hoping that something will come out of this one for you! good luck!!!!
