I've been so busy lately, and havent been on here, but just started getting into wholesaling once again about a month ago. Nothing as of yet, but just went through the classifieds in the NY Daily News and circled all the homes for sale by owner....got in touch with about 8 out of 12 or 13 (I guess due to the time..8pm) and most of the homes that were "for sale by owner" were under contract by investors, and a couple were the actual owners who buy and rent out. Well to make a long story short 4 of the people I talked to told me they are looking to invest (not put under contract) now.....ANYTHING!!! Of course I had to qualify them, and the 4 were def cash buyers asking me what I had available and the other two were owners of 8 houses combined and were interested in checking out anything that I had to offer. I have nothing yet at this time, but my buyer's list is getting huge and just 25 minutes, and I got some pretty good leads. These people seemed HUNGRY!! This just gave me so much motivation.....and to let you know, this paper was from last Nov. Some more cold calling tomorrow, and sending out my yellow letters to cash buyers. God Bless!!!

Great job. Keep going on the taking action and 'hard work.' Haha it will pay off big time! Those little 20min phone jams can turn into 5k in pocket.

Thanks Karen for thinking about my little one, it def means a lot. Everything so far had been ok with him. Its been so busy at my day job....I'm really trying to get this thing going. Just gotta find to time. Once I start seeing that cash I'm not stopping. Wish my wife understood. To her, I'm just waisting my time and not spending enough time with the family. Hopefully once I bring home that first check, she'll have a change of heart, lol. Thanks again. Hope your doing ok with everything!

Hang in there! Youre doing great don't ever give up. Like you said once you get that first deal it will all change. Just try to block all the negativity and focus on the positive things. Come to this website to get your motivation level back up if anything.

Your post is a good reminder that you never know where you will find a good buyer. It's important to remember to be flexible when we are talking to people because they could be sellers or buyers. Congrats on getting some great prospects. It's practically money in the bank.
