I am starting a new journal. I am giving up looking in westchester. It's just way to exprensive here. taxes are around 12k where I live and that just cuts too far in to the rent when you look at the average rent is around 1,500. So Thanks to Your Town..... and angie it's time to look down south. NC Charlotte ... Love the area. I also see big chances of a boom when the market settles . Lots of big banks are there that are doing bad right now. My first question is how are condos down there? I talked to a RE that said houses are doing much better any DG fam help from those in the parts would be very much appreciated.

Glad to hear you're pressing forward and rolling with the punches! Keep at it! I'd get the opinion of several agents in Charlotte to get a better perspective. They might have different ideas on what the market is doing so, the more info you have, the better.

I woke up late today. So I try to finish my questions for Property management companies later tonight and start calling tuesday. I also loved the stories of people who achived great things on 2 hours sleep. Donald Trump, Arnold Schwarzeneger and alot more all have stories like that. I kinda feel like they are lying cause when I skip sleep I make stupid mistakes that cost me time and money. Oh well if you get a chance check out my post in the property management section.

I hear you on how expensive Westchester is. I have lived here my whole life. Grew up in Ardsley and now married with kids living in Cortlandt Manor. Trying to do wholesaling here, but it is just hard to do with how much everything costs, not to mention the attitudes fly in these areas. Haha. Anyway, I have been trying to get my wife to commit to moving to a more affordable area. If you are single, get going to where you want to go and make a killing out there. Real estate is the way to do it.

So I woke up early weds to finally start calling some property managers. I got one call in to a guy I found on CL. He was ok and seemed like a really great guy but seemed new to the RE world and was not a real estate agent. He didn't know what he would charge to look at the property for me. I went to work smiling I am going strong. It felt good to get it done.
I called another property manager tonight . He seemed great . He is investor friendly and said he had to clients in New Jeresy. He is an investor friendly Real Estate agent. It was like he had every answer I wanted with him. He seemed very knowlegdeable. I told him to send me some properties...
I have a few other to call don't know if I should at this point.....
Maybe time to look for properties

To mpressmi I have been reading what you been doing this week you need to pull it together. You will have days like that and some good days too. Im just starting out this week and so far i done some of my schooling and email to real estate agents i got one that wants to work with me and she had the magice key that i was looking for in a agent. Up that way in Pa is alot and so in NJ too. IF you feel down get Dean book and just read it where you think u need it the most. Have great nite. Sarah

I have three of deans books and one audio. My problem is npot motivation . I really started in a bad loaction . I live in westchester which would be great for assignments but terrible for income properties. The high cost of taxes kills profits plus expense for repairs. tax on a 3bd 2bath 1700sq ft ranch over 12k yikeess. Averange rent is for that is around 2000k so your losing half even before you pay the mortgage and figure the house cost 495k. Thats why I started looking else where. Now I found the carolina's the same house is 120k with 1,200 taxes (thats right 1 month in westrchester ny = the whole year in most other places). You also dealing with alot of real estate agents focusing on million dollars homes . When I told them what range I was looking in some have lost intrest. The good thing is the economy didn't really effect the area at all. There isn't too many foreclosures up here with exception to peekskill , yonkers and mt veron, but the crime rate in those areas right now are INSANE a couple of people have been shot in daylight. Also thier local govs are bankrupt and looking to cut police so even though I do think capelli (a devleoper building on the water district) will turn it around it would be for some time and since I would have to go pick up the rent now Its not worth it yet.

Ever see the movie called 300? It's about an underdog ( a Spartan King...Exactly!) defending his city and it's people from being taken over and ruled by someone who fancies himself the king of everybody, with a great army. Anyway, the Spartan King took 300 of his best, and battled the Fantasy king. They lost the battle. However, the Spartan Courage lived through many generations.
My point is, There will always be hurdles to overcome. Take heart and go forth. Battle yourself if you have to, push anyway, Never Give Up because your decision may effect generations to come.

Hi Team, just want you to know I am still in there. I havent heard back from the bank yet... . I also am having problems with my property manger/RE agent not responding quick enough for me now. I mya have to find a new one .
I am not giving up though I'm just too far past that now. One goal on my mind freedom. I have tommrow off so hopefully some good news then. For now saw this gave me goose bumps though I share it.
